Three towns in one, and each one plumbs differently
Houghton Regis has changed shape twice and is doing it again. It was a Domesday village, recorded as Houstone. It became a town in the 1960s through London overspill. And it is now being roughly doubled in size by two very large northern extensions.

The old core around The Green. The Green and the buildings around it, together with Houghton Hall, the Lodge and Houghton Court, form the conservation area. The overspill estates. Tithe Farm, Parkside and Chelsea Gardens were built under the New and Expanded Towns Scheme in the 1960s and 1970s, turning a village of around 3,750 people into a town. That is textbook 8mm and 10mm microbore territory, with single feed indirect cylinders, gravity primaries and early pumped systems.
The new north. Houghton Regis North 1, marketed as Linmere, has outline permission granted in 2014 for up to 5,150 dwellings across 262 hectares. Houghton Regis North 2, known as Bidwell West, was granted hybrid outline permission in 2015 for up to 1,850 dwellings. The Neighbourhood Plan projects dwellings in the parish rising from 7,340 in 2011 to over 15,000 by 2031.

Where the stopcock is
In the estate housing on Tithe Farm, Parkside and Chelsea Gardens, the internal stopcock is normally under the kitchen sink or in a hall cupboard. After sixty years and two or three kitchens, it is often boxed in behind a base unit.
In the 1930s stock along St Michael’s Avenue, look under the sink or on the incoming wall near the front of the house.

Central Bedfordshire describes groundwater flooding as water rising up from the underlying aquifer or flowing from ephemeral springs, typically after prolonged wet weather when the water table is elevated. On the lower chalk bench with gault clay underneath, that is a real seasonal effect.
So a damp patch under a floor or in a garage is not automatically a plumbing leak. We use proper detection equipment and we interpret the moisture readings rather than taking them at face value, because the honest answer is sometimes that the ground is doing it and no amount of new pipework will change that.
The gault clay has its own effect. Clay shrinks and swells with the seasons, and that movement is what cracks and displaces older buried drainage and stresses rigid external pipework.
There is no significant river through the town, only Houghton Brook, the Ouzel Brook and field drains. Central Bedfordshire’s Local Flood Risk Management Strategy nevertheless identifies Houghton Regis as one of only five parishes in the area at higher risk from surface water flooding, alongside Biggleswade, Dunstable, Flitwick and Leighton Buzzard, out of just 6% of parishes. The local flooding story is runoff, gully capacity and surcharging sewers rather than a flood plain.
Sewerage across this part of Central Bedfordshire is Anglian Water, so blockages in the public sewer are the undertaker’s responsibility to resolve, while private drainage inside your boundary is yours.
Old pipework we expect to find
Microbore from the 1960s and 1970s estates. It silts with magnetite, giving cold spots at the bottom of radiators and slow warm up. That is the honest case for a proper power flush plus a magnetic filter and inhibitor, not a chemical dose through the filling loop.
