PLUMBERS IN KINGS LANGLEY
Kings Langley is laid out along the Gade valley. Its Neighbourhood Plan describes the Grand Union Canal, the River Gade and the West Coast Main Line running side by side along the valley floor, with the High Street on the western side and the ground climbing steeply west towards the Sarratt Plateau. The houses line up the same way, and between them they cover every era of domestic plumbing.
At the 2011 Census the parish was 36% detached houses, 31% semis, 14% terraces and 18% flats. A plumbing call here can be a compression joint weeping inside a flint and render house in the village centre, or a cylinder losing its hot water in a four bedroom house on Langley Hill. Both are priced the same way: no call-out fee on weekdays, the hourly rate agreed before we start, and a fixed written price for anything bigger.
The village’s design code divides Kings Langley into zones with their own kinds of house. Each one gives a plumber a different starting point.
The village centre. Terraces and town houses on the High Street, mostly two storeys and some three, in red, brown and yellow brick, knapped flint, timber and white render. Pipework is often boxed in.
Waterside, Mill Lane and Station Road. Mainly semis, with some detached and terraced houses. Where a kitchen has been extended, check the stopcock was not buried in the new floor.
Langley Hill, Langley Road and Barnes Lane. Two storey detached houses on the slope. More bathrooms, longer runs, and very often a stored hot water cylinder rather than a combi.
Rucklers Lane. Victorian terraces, council houses from the 1920s and the 1960s, bungalows and character houses, reached mainly along a single road.
London Road and Langley Lodge Lane. Semis and terraces mostly from the 1930s on London Road, and post-war expansion off Langley Lodge Lane. Old enough that gate valves and stop taps deserve a test.
Shendish and the canal-side flats. An estate of eight houses built in 1999 by the Victorian manor. Across the borough line, the old Ovaltine factory is reported to have been converted to flats, where a leak soon reaches the neighbours.
305
mg/l in Affinity Water’s 2025 report for its Hemel/Kings Langley zone (AF039)
Affinity Water, and it is very hard
The report records a single 2025 sample at 305 mg/l as calcium carbonate, with calcium at 122 mg/l. Water that hard leaves scale on tap seats, float valves, shower cartridges and immersion elements, so a stiff tap or a dripping mixer in Kings Langley is more often scale than wear. Replacing a cartridge costs a fraction of replacing the tap.
Get a fixed price before we start
Call and talk to an engineer, or send us the details and we will come back to you with a price.
Our vans carry the common parts, so most of these are finished on the first visit.
Leaking joints, split pipes and pinholes in copper, under floors and behind kitchen units
Dripping or stiff taps and mixers, with cartridges and washers replaced rather than the whole tap
Toilets that run on, fill slowly or will not flush, and cisterns with tired fill and flush valves
Hot water cylinders, immersion heaters, thermostats and the pressure valves on unvented systems
Stopcocks and isolating valves that have seized, and outside taps fitted with a proper isolator
Washing machine and dishwasher connections, waste traps and slow basins
Water going where it should not? Close the main stopcock first, turning it to the right until it stops, then run the cold kitchen tap to empty the pipes. If it will not move, leave it rather than forcing it, and ring us on 01462 506 374. Out of hours, see our emergency plumber in Kings Langley page.
Getting the van close. High Street bays allow 30 minutes free, or up to an hour between Langley Hill and Vicarage Lane, from 8am to 6pm, and The Nap and Langley Hill car parks are free for up to four hours. If a job needs a bay held, Dacorum charges £31.25 per bay per day for a suspension, with at least two weeks’ notice. The Neighbourhood Plan notes that in many places the roads are so narrow residents park on the pavement, so tell us about access when you ring.
Weekdays, 8am to 5pm: no call-out fee. The first hour is £140 + VAT (£168 including VAT), two hours £260 + VAT (£312 including VAT), then £60 + VAT per half hour.
Weekday evenings 5pm to 8pm, weekends 8am to 8pm: a £50 + VAT call-out plus £198 + VAT for the first hour, which comes to £248 + VAT (£297.60 including VAT) for one hour and £398 + VAT (£477.60 including VAT) for two.
Overnight: £300 + VAT (£360 including VAT) for one hour and £420 + VAT (£504 including VAT) for two, call-out included.
Every rate is on our prices page, and anything longer than a couple of hours is priced in writing first.

Most of the village is in Dacorum. The station and the old Ovaltine works sit just beyond the parish boundary, and much of the village’s employment land is over the borough line in Three Rivers. We cover both, and the villages around:

Not between 8am and 5pm, Monday to Friday. The first hour is £140 + VAT (£168 including VAT), and you know that before anyone sets off. Evenings and weekends carry a £50 + VAT call-out on top of the out of hours rate, and the full list is on our prices page.
We are based in Stevenage, so we do not give a stock arrival time. When you ring, a person checks the diary, tells you when an engineer can be with you and what it will cost, and you decide whether that works.
Scale. Affinity Water’s 2025 report for its Hemel/Kings Langley zone gives 305 mg/l as calcium carbonate, which is very hard. Deposits build on tap seats, ball valves and shower cartridges until they drip or seize. A new cartridge or washer is usually all that is needed, not a new tap.
As a rule, the water company looks after the main in the road and the short pipe up to your boundary. From the boundary into the house the supply pipe belongs to the owner, and so does everything inside. On a large plot with a long drive that can be a fair length of pipe.
Yes, along with Abbots Langley. Chipperfield is in Dacorum like most of Kings Langley; Bedmond and Hunton Bridge are on the Three Rivers side. The rates are the same wherever you are.
Yes. Like for like repairs rarely raise a question. New pipe runs cut through historic walls or floors in a listed building can need listed building consent, and Dacorum’s advice is minimum intervention, so we reuse existing routes where we can and tell you before work starts if the council should be asked.
Twelve months on our own workmanship, and any part we supply keeps its manufacturer warranty on top.
