A village that grew in layers, and what that does to plumbing
Radlett sits on Watling Street, the Roman road between London and St Albans, in the valley of the Tykes Water. It was almost nothing until the Midland Railway came through in the 1860s, and the population was still under 500 then. It is around 10,000 now, and every layer of that growth left a different generation of pipework behind.
The village never had a single building boom. It was added to steadily: farmhouses in the late eighteenth century, cottages and a school in the 1870s and 1880s, The Rose Walk cottages around 1885, houses along Loom Lane from the 1870s through to 1914, interwar infill along Watling Street between 1920 and 1938, the Newberries estate mostly through the 1950s and 1960s after the land was sold in 1935, and closes like Athlone Close in 1982. Since the Metropolitan Green Belt went round the village in the 1950s, growth has been infill and extensions rather than new estates.
The result is a village full of houses extended two or three times, each extension bringing its own pipe run and its own valves. When one of them leaks, half the work is establishing what feeds what.
Where the stopcock hides, by build era
In the late Georgian and early Victorian survivors around Cobden Hill, the mains came in long after the house was built and was routed wherever suited a plumber decades ago. Look under the kitchen sink, then any cupboard on the front wall, then a cellar if there is one.
In the terraced cottages and the Loom Lane houses of that same 1870s to 1914 stretch it is usually under the kitchen sink or just inside the front wall, and after a century of paint and units it is often seized solid.
In the interwar houses along Watling Street and in the Newberries stock, it is normally under the sink or in the cloakroom.
In flats and conversions there is a valve inside the property and a communal one elsewhere in the building. Find out which is which before you need to.

Very hard water off the chalk
Radlett sits where the Eocene clay meets the Cretaceous chalk beneath it, and the water reflects that. Tap seats scale and score, so a washer change lasts months rather than years. Pipes follow routes that already exist rather than new chases through historic fabric, access is often through narrow frontages with nowhere to leave a van, and anything touching a listed building goes past Hertsmere Borough Council first.
The Newberries estate. The land was sold in 1935 but most of the houses went up in the 1950s and 1960s. That means imperial copper needing adaptors to meet anything modern, cylinders on their second or third replacement, and circuits that have had radiators added over the years with nobody rebalancing afterwards. It is also where an unvented cylinder upgrade tends to make the biggest difference to shower performance.
Batlers Green and the post war expansion. Similar era, similar kit, but more of these properties have outbuildings, garages and long external runs. Those pipes split first in a hard frost.
The extended and converted stock, everywhere. Green Belt restraint has pushed decades of investment into extensions, loft conversions and rear kitchens rather than new houses. Every one adds a pipe run and isolation points that are rarely where you would expect.
Letchmore Heath, Aldenham and Shenley. Out of the village, more exposed, and far likelier to have a loft tank, a long private supply pipe and pipework in an unheated outbuilding.
Tykes Water, clay over chalk, and what the ground does
The Tykes Water runs north from Aldenham Reservoir through the valley the village sits in and on into the River Colne, and that valley was shaped by glacial deposits lying over the chalk. Locally it means clay in places and chalk in others, sometimes in the same street.
Clay is the one to watch. It shrinks in a dry summer and swells when the rain returns, and shallow supply pipes and old drain joints take the strain. If your bill has jumped and nothing inside is running, a leak on your own underground supply pipe is the first thing to rule out.
The other quirk is geography. Watling Street is the spine of the village and much of Radlett hangs off it on narrow side roads with parking both sides, so we work out where the van can go before we set off.
Winter, and the pipes that go first in Radlett
Loft runs, every time, especially where insulation has been laid over the pipework instead of tucked under it. Unheated garages, porches and single skin rear extensions, particularly where a feed to an outside tap crosses them. Pipes chased into an external wall with almost nothing between them and the weather, common in the extensions on the older stock. And outside taps with no internal isolator, which split every time.
