PLUMBERS IN RICKMANSWORTH

Three rivers, hard water and five centuries of houses

Rickmansworth sits where the Colne, the Chess and the Gade meet, and its houses cover the whole history of the town. The council’s draft conservation area appraisal of July 2025 describes buildings from the fifteenth to the twentieth century, in yellow stock brick, slate and render. The Metropolitan line arrived in 1887, and by the late 1920s Metro-land housing for commuters had spread out from the station. Moor Park and Loudwater began as private estates in the 1920s, and Mill End is mostly semis and terraces.

Each of those brings its own kind of plumbing. An old building in the conservation area hides pipework that nobody ever drew. A 1930s house on the Cedars Estate may still have a length of its first supply pipe under the front garden. And over a third of households in the Rickmansworth Town ward live in purpose-built flats, where one leak is two homes’ problem. Gas Safe registered under 956889.

What we fix in Rickmansworth homes

Dripping taps and mixers, which here is usually a scaled cartridge rather than a worn out tap

Toilets that run on, refill slowly or will not flush, and overflows running down an outside wall

Leaks under sinks, behind baths and from tired compression and push-fit joints

Stopcocks and isolation valves that have seized, and new ones where a house has none

Hot water cylinders, immersion heaters and the cold tanks that feed them

Supply pipes, outside taps, and washing machine and dishwasher connections

mg/l as calcium carbonate in Affinity Water’s 2025 report for zone AF045

Affinity Water, and it is hard

Affinity Water’s report for its Rickmansworth and Gerrards Cross zone gives about 283 mg/l for 2025, from one sample, and notes that almost all of its supplies are hard because of the geology of southern England. Watergrade, a third-party site, places Rickmansworth, Croxley Green and Chorleywood in that zone. On taps and valves it shows as scale on seats and cartridges.

Where the stopcock usually is, house by house

Period buildings in the town centre

In the older streets around the High Street, Church Street and Bury Lane, try under the kitchen sink first, then a cellar or the cupboard under the stairs. Buildings altered many times can have the valve in a room that was once outside. Failing that, the outside stop tap under a small cover near the boundary will do in a hurry.

Metro-land houses

On the Cedars Estate, around the station and across Moor Park, the stopcock is usually under the kitchen sink or in a larder or utility cupboard near where the main comes in. On the bigger plots the main can enter well away from the road, and the outside valve may be a long way down the drive.

Semis and terraces

The Penn and Mill End ward is mostly semi-detached and terraced housing, 68.5% of it at the 2021 Census. Look in the kitchen sink cupboard, or behind a panel in a downstairs toilet. Where a kitchen has been moved in an extension, the stopcock sometimes stays behind in what is now a hall or dining room.

Flats

Check the hall cupboard, the kitchen and any meter cupboard. In a block the valve for your flat may be in a riser or a communal cupboard, and it pays to know which before a leak makes you look for it in the dark.

Parking. The Rickmansworth West scheme around Moneyhill runs Monday to Saturday, 8.30am to 6.30pm, and its Pay By Plate bays give the first hour free, which suits most repairs. For a longer, planned job where a bay has to be kept clear, Three Rivers charges £35.50 per bay per day for a suspension and asks for at least 10 days’ notice. If one is needed, it is a separate line on your quote.

Conservation areas, listed buildings and outside pipework

Plumbing inside a house seldom needs anyone’s permission. The outside is different. Three Rivers has 22 conservation areas and 350 listed buildings and structures, and Rickmansworth Town Centre, Batchworth Heath, Moor Park, Loudwater Estate and Cedars Avenue with Nightingale Road are among those conservation areas. A new waste, overflow or vent through the front wall of a listed building, or a visible change to a protected street front, can need consent.

Moor Park adds a second layer. The estate company holds covenants on its freehold houses and asks for consent to any work that alters the external appearance of a house. So we route pipes inside or to the rear wherever we can, and if a route would change the outside, you hear about it before the price.

Frequently asked questions

Not on weekdays between 8am and 5pm. In the evening, at the weekend and overnight a £50 + VAT call-out applies, already included in the overnight figures, and we tell you the cost on the phone before anyone sets off. The full list is on our prices page.

That depends on the day and on what is already in the diary. We are based in Stevenage, so we do not quote an arrival time we might not keep. We tell you on the phone when an engineer can be with you, and you decide whether that suits.

Affinity Water looks after the main in the road and the pipe up to your boundary. From the boundary into the house, the supply pipe belongs to you. On the large plots of Moor Park and Loudwater that can be a long run under a drive or lawn, and a leak on it is traced with listening equipment, not found with a spade. See leak detection in Rickmansworth.

Scale. The water here is hard, about 283 mg/l in Affinity Water’s 2025 report for its Rickmansworth and Gerrards Cross zone, AF045, a figure that rests on a single sample. Calcium settles on washers, cartridges and valve seats until a tap drips or a valve will not shut. Replacing a cartridge is usually a far smaller job than replacing the tap.

Our labour is guaranteed for 12 months, and any part we supply carries its manufacturer warranty on top.
