Find your stopcock before you need it
This is the most useful five minutes you will spend on your house, and where it is depends entirely on when your house was built. Stotfold has an unusually clean split between very old and very new, so the answer varies street by street.

The supply pipe from the boundary into your property is the homeowner’s responsibility, so a leak on that run is your problem to fix, not the water company’s.

The everyday work, and what goes wrong in Stotfold
Burst and leaking pipes. The classic winter call. It is almost never in the middle of a heated room. It is a pipe in a cold loft, a run through an unheated garage, or a length clipped to an external wall behind a kitchen unit.

Cylinders, unvented systems and mains pressure. Unvented cylinder servicing and repair, pressure problems, expansion vessel failures, discharge pipework put in badly by somebody else.

The properties, and what each one throws at us
The old village core, Queen Street, Brook Street and around Stotfold Common. This is the genuinely old part of town, and it is where the listed buildings sit. Stotfold has 18 in total, including 10 Queen Street, 38 Brook Street, 41 The Green and its barn, Coppice Mead Cottage, Huckleberry Cottage and The Chequers, with the Grade II star Church of St Mary the Virgin at the centre, parts of it dating to around 1150. In buildings of this age the pipework is whatever generations of previous owners left behind: mixed materials, buried runs, joints in places nobody would choose, and in the oldest properties there can still be old lead or iron supply pipe underground. Where we find it, we say so and price replacing it rather than patching around it.
Fairfield Park. Worth understanding properly, because it catches people out. The estate was built in the early 2000s on the former Fairfield Hospital site, around 900 dwellings in a Victorian inspired style, plus about 100 apartments inside the converted hospital building itself. The houses look period and are not: they have modern plastic and copper pipework, modern stopcocks and standard fittings. The converted hospital building is the genuinely old structure, and plumbing in there means long runs, shared risers and constraints that a two bedroom terrace never has. Treat the two as different jobs, because they are.
Stotfold Park, off Taylors Road, and Randall Fields, off Arlesey Road. Modern estates, 2020s and recent respectively. Plastic push fit and barrier pipe throughout, manifolds, and pipework buried in floor screeds and behind plasterboard rather than clipped to timber. The upside is that failures are rare. The downside is that when something does leak, it is invisible and it is usually a fitting rather than a pipe. This is the housing where a bit of thermal imaging saves cutting a floor open on a guess.
Elm House on Arlesey Road. These flats were specified with air source heat pumps feeding underfloor heating. Plumbing work here has to respect the screed and the heating loops in it, and hot water comes from a cylinder rather than instantly from a boiler, so the symptoms of a fault present differently.
The southern end of town, around New Roker Park. New Roker Park is where Stotfold FC play and it is the landmark most people give us for this end of town. The housing round about is a mix rather than one era, so we do not assume what is under the floor before we look. Where we do find microbore heating pipework, ageing gate valves rather than lever valves, or an airing cupboard cylinder that has been quietly running at the wrong temperature for years, the right fix is usually more than the part that failed.
Winter, and the Ivel valley
Stotfold sits on the River Ivel, low in the valley, with the Hiz joining the system nearby through Arlesey. Low lying ground holds cold air, and the first hard frost of the season reliably produces two calls: frozen condensate pipes locking boilers out, and frozen or split supply pipes in unheated spaces.
