Acoustic Leak Detection : Highly sensitive equipment listens for the sound of escaping water through walls, floors and underground pipework. This allows accurate leak location with minimal disruption.
Thermal Imaging Cameras : Infrared technology detects temperature differences caused by hidden water ingress. Ideal for identifying leaks behind walls, under floors and within heating systems.
Tracer Gas Detection : A safe, non-toxic tracer gas is introduced into the system and escapes at the exact leak point. Specialised sensors detect the gas, pinpointing even the smallest or hard-to-find leaks.
Endoscopic / Inspection Cameras : Compact high-resolution cameras are used to inspect cavities and pipework internally. This provides visual confirmation without destructive access.
Non-Invasive Leak Detection Methods : Wherever possible, we use non-invasive techniques to accurately locate leaks. This minimises disruption and prevents unnecessary property damage.
Leak detection: £600 + VAT for half a day
£600 + VAT (£720 including VAT) for half a day, up to 4 hours on site. If it needs longer, further time is £60 + VAT per half hour, and we tell you before that starts.
Included: tracing and pinpointing the leak with acoustic, thermal imaging and tracer gas equipment as needed, the position marked, and a written report with readings and thermal images for your insurer.
Not included: lifting floors, opening walls, making good or the repair. Once the leak is found, you get a fixed price for the repair before anything is opened up.
Good to know: our success rate is high, but no equipment can guarantee to find every leak. What we find is our professional reading of the evidence, and the exact point is confirmed once it is opened up. Very slow leaks, such as a heating system losing less than 1 bar of pressure over two weeks, can be too small to find reliably, and background noise from traffic, pumps, appliances or running water can affect the listening equipment. The fee covers the engineer’s time and equipment on site, so it is payable whether or not the leak is found.

We use non-invasive methods first, acoustic equipment to listen for escaping water, thermal imaging cameras to spot temperature changes, and tracer gas when needed. These pinpoint the leak’s location accurately, so we rarely need to break into walls or floors.
Will you need to break into my walls or floors
Almost never as a first step. Our specialist equipment locates most leaks without digging or demolition. If access is genuinely needed to confirm or fix the leak, we explain exactly where and why before any work starts.
How long does a leak detection survey take?
Most leaks are traced and pinpointed within half a day, up to 4 hours on site. Larger homes, long pipe runs or unusual symptoms can take longer, and we tell you before going past 4 hours.
How much does a leak detection survey cost?
Leak detection is £600 + VAT (£720 including VAT) for half a day, up to 4 hours on site. What are the signs of a hidden water leak?
A water bill that has jumped, a boiler that keeps losing pressure, damp patches or staining on a ceiling or at the base of a wall, a warm spot on a floor, a musty smell, and a water meter that keeps turning with every tap turned off. Any one of them on its own has other explanations; two together usually means a leak.
Who is responsible for a leak on the water supply pipe?
From the boundary of your property inwards, including the pipe between the outside stop tap and the house, the pipe is yours. The water company is responsible for the mains and the pipe up to the boundary or the meter. If your water bill has jumped and there is no obvious leak inside, the supply pipe is the first thing we test.
