Power flushing in Barnet: sludge and magnetite pumped out of the whole system, every radiator agitated and inhibitor added on completion. From £595 + VAT for up to five radiators, then £40 + VAT (£48 including VAT) for each radiator after that.

We check every radiator with a thermal imaging camera to find exactly where the sludge is sitting.
A professional strength cleaner goes into the system to break the sludge down.
Our machine drives water through each radiator in turn, in both directions, at high flow.
A vibrating agitator is worked across each panel to shake loose what the flow alone leaves behind.
A powerful magnet pulls the black sludge out of the water, so you can see what came out of your system.
Flushed until the water runs clear, inhibitor added to protect it, then every radiator is checked again with thermal imaging.
Prices are fixed for the job described. The engineer checks the system before starting. If a power flush is not the right fix, we tell you before any work is done. Vantage Plumbing and Heating Ltd, Stevenage. Gas Safe 956889.
Power flushing in Barnet, for the semi in Whetstone whose back bedroom never warms up and for the house on the Totteridge ridge with twenty five radiators, a plant room, and a boiler that has been topped up so often the pressure gauge has a groove in it. We pump the corrosion out, treat the water, recommend a filter to catch what forms next if you do not have one, and show you the result on a thermal camera. A radiator warm at the top and cold along the bottom is not short of water or air. It is full of its own rust. Steel corrodes on the inside whenever oxygen reaches the water, and the product, a black iron oxide called magnetite, settles in the lowest and slowest parts of the system: the bottom third of every radiator, the pump, and the fine passages inside the boiler. The room takes longer to heat, the boiler runs longer to compensate, the gas bill rises, and the pump and the heat exchanger wear out early. The cold band along the skirting is the visible tenth of it.

Barnet’s water comes from Affinity Water in the north and Thames Water in the south, and the hardness changes with the postcode: 271 mg/l of calcium carbonate at New Barnet and Whetstone, 295 on the ridge at High Barnet and Totteridge, 269 at Hendon and Golders Green, and 352 at Mill Hill, which is very hard by Affinity’s own scale. This matters to a flush because limescale and sludge are different deposits. Sludge is loose and black and a flush removes it. Scale is white, bonded to the hot surfaces of the boiler, and a flush does not shift it. A boiler at Mill Hill or Edgware that kettles is more likely scaled than sludged, and we say so and quote a descale rather than pretend a flush will cure it. Most Barnet systems have both, and the survey tells us in what proportion.
The twenty five radiator house. Totteridge, Arkley, Monken Hadley, Hadley Wood, the Bishop’s Avenue end of the Suburb. A system boiler or two in a plant room, a cylinder, three or four heating zones, towel rails in every en suite, and primary pipework running the length of the house. The far zone is cold, the plant room is hot, and the boiler has been losing pressure for a year. A flush here is a full day, sometimes more, done zone by zone.
The 1930s semi. Whetstone, East Barnet, Friern Barnet, Mill Hill, Finchley, Hendon. Ten to fourteen radiators, most of them original to a 1980s or 1990s installation, on a combi that was fitted later. The old radiators have been quietly shedding magnetite into the new boiler since the day it went in.
The cottage estate. The Watling Estate at Burnt Oak and the interwar council housing at Colindale and Edgware. Small systems, often on microbore from the 1970s and 1980s, and microbore blocks on a fraction of the sludge a 15 mm system carries.
The Suburb and the listed house. Hampstead Garden Suburb, Monken Hadley, Finchley Church End. Column radiators and pipework that cannot be disturbed without consent. Flushing is one of the few heating jobs that improves a protected house without altering it, provided the radiators are sound.
The conversion. Golders Green, Cricklewood, the High Road at North Finchley. A Victorian house split into flats, each on its own combi but sharing radiators and pipe from the days it was one system. Short and quick, but the plate heat exchanger in a combi is the first thing sludge blocks.
A large house cannot be flushed as one system. The pump would be moving water through the easiest zone and leaving the hardest untouched. We isolate each zone at the manifold or the zone valves, flush it to clean water, and move to the next, and the plant room’s own pipework, the cylinder coil and the low loss header if there is one, get their own pass. Where the boiler has been losing pressure for a season, a flush is done in the knowledge that the leak is still there, and finding it is booked in the same conversation, because a system that keeps filling itself with fresh oxygenated water will sludge up again.
Many of the newer Barnet houses and most of the big refurbishments have underfloor heating on the ground floor, and its loops carry sludge just as radiators do, with the added problem that a blocked loop cannot be bled or seen. Underfloor is flushed at the manifold, one loop at a time, at lower flow and with a cleaner chosen for the plastic pipe, and the flow meters on the manifold show the improvement loop by loop. It is slower than radiators and we price it as its own item.
The flushing pump goes on in place of the circulator or across its valves. A cleaner is circulated to loosen the deposits. Each radiator is then shut off from the rest, flushed in both directions so that whatever is lying in the bottom is lifted, and drained to waste while fresh water is fed in, with a magnetic collector on the pump pulling the magnetite out as it comes free. When the water from the last radiator runs clear the system is refilled and dosed with inhibitor. A magnetic filter goes on the boiler return unless a good one is already there, and the pump and any automatic air vents are checked, because a flush that finds a tired pump has done you a favour.
The thermal camera images from before the flush and after, radiator by radiator. The water at the start and the water at the finish, side by side. Any radiator that did not come back to full heat is explained, along with what it would cost to replace. Nothing is promised that the pictures do not show.
Cold radiators are usually sludge, not the boiler. We check the water first and only flush systems that need it.
Column radiators that have rusted thin at the seams, panel radiators weeping at the bottom, and any system with a known leak are flushed only once you have agreed that the pressure of the flush might open a weak seam. It is sometimes better advice to replace two radiators first. A single cold radiator in a house that is otherwise fine is a valve, a thermostatic head or an air lock, and does not need a flush at all.
A magnetic filter fitted after the flush catches the magnetite that forms after the flush before it reaches the boiler, and on the big systems of the ridge it is not optional. Twenty five radiators of steel produce magnetite faster than ten, and one season of topping up a leaking system undoes a flush without a filter in the way. The filter is emptied at every boiler service and the inhibitor level is checked at the same time.
A new boiler is fitted to a clean system or the warranty is at risk. The domestic water treatment standard requires cleaning and inhibitor, and most manufacturers make their warranty depend on it. On a Barnet house with a large old system, the flush before the boiler is a small part of the bill and the part that protects the rest.
A fixed price agreed from the radiator count, the pipe size and the number of zones, before the van leaves. That price includes the cleaning chemicals, the inhibitor dose and the camera images. The filter, an underfloor manifold flush, a boiler descale or any radiator replacement is quoted as its own line so you can see what each part costs and leave any out.

Yes, zone by zone, and it is a full day or more. The price reflects the count and we tell you in advance.
Mill Hill’s water is very hard, so scale is the more likely cause. The survey settles it and we quote for the right one.
Yes, at the manifold, loop by loop. It is priced separately from the radiators.
No. That is a leak, and every top up brings in the oxygen that makes sludge. We flush, and we find the leak.
Years, if the system stays sealed, the filter is emptied at each service and the inhibitor is kept up.
If they are sound, yes, and it is one of the few improvements a listed house can have without consent. We check them with the camera first.
