378 ppm, and why Buntingford heating systems silt up

The figure published for the SG9 postcode district is 378 ppm of calcium carbonate. It comes from a third party aggregator of postcode level data rather than an official Affinity Water supply zone document, so treat the exact number with some caution. The direction is not in doubt. On the scale the water industry uses, 200 to 300 ppm is hard and anything above 300 is very hard, so wherever inside that district figure your own supply sits, it is very hard water.

Two separate things then go wrong inside a heating system, and they are often confused with each other.

Scale. Calcium carbonate coming out of solution and depositing on the hottest surfaces it can find, which means the boiler’s heat exchanger. Scale insulates. An insulated heat exchanger overheats locally, the water in contact with it flashes to steam and collapses, and you hear that as kettling, banging and rumbling. Left alone it will kill the exchanger.

Magnetite sludge. Black iron oxide, produced when oxygen gets into the system water and corrodes the inside of steel radiators. It is heavy, magnetic, and it settles wherever the flow slows down: the bottom of every radiator, the bends in microbore, and the pump.

Hard water accelerates both. Every time a system is drained and refilled, and every time a system with a small leak is topped up, fresh hard water arrives carrying dissolved oxygen and dissolved calcium. That is why we push scale protection and correct inhibitor dosing here.

How you know something is wrong

Cold at the bottom of a radiator with a warm top is the textbook sign of sludge sitting in the base. Cold at the top with a warm bottom is air, so try a bleed key first.

Beyond that: some radiators never getting hot while others cook, the system taking far longer to warm up than it used to, a boiler that kettles or bangs, a pump that is noisy or running hot, black water when you bleed or drain, and repeated boiler lockouts on a system that is otherwise sound.

If your boiler has been replaced recently and the new one keeps faulting, sludge from the old system is a prime suspect. New boilers have narrower waterways and much finer tolerances than the ones they replace, and they are far less tolerant of debris.

When a power flush is worth doing, and when it just is not

This is where we differ from a lot of firms, so we will spell it out.

A power flush is right when the system is genuinely loaded with sludge, when multiple radiators have cold bottoms, when the water runs black, when the system is old and has never been cleaned, and when a new boiler is going onto existing pipework and radiators.

A power flush is not right if the problem turns out to be a system that has never been balanced properly, a seized thermostatic valve pin, a failing pump, a blocked magnetic filter that just needs emptying, or trapped air. All of those look like a sludged system from the hallway and none of them will be fixed by flushing.

A chemical flush may be enough on a reasonably clean system, or a fairly new one where the water is discoloured but not black. It costs less, takes less time, and on the right system it does the job.

On very old microbore or badly corroded steel, a power flush can be the wrong tool, because forcing high flow through pipework that is already thin and pitted can turn a weep into a leak. We assess it, tell you the risk, and let you decide.

What a power flush actually involves

A pumping unit is connected to the system, usually at the pump head or across a radiator tail, and it drives water through the pipework at high velocity, reversing the flow direction repeatedly to break up and lift deposit that ordinary circulation cannot shift.

Cleaning chemical goes in first and is circulated to loosen scale and corrosion products. Each radiator is then isolated and flushed individually, so the flow is concentrated through one at a time rather than taking the path of least resistance. Stubborn radiators get agitated externally, and a powerful magnet on the flush unit captures the magnetite as it comes out.

Once the water runs clear, the whole system is flushed through with clean water until the water quality tests correctly, then dosed with corrosion inhibitor to the manufacturer’s concentration.

If there is no magnetic filter on the return to the boiler, we fit one. It catches magnetite before it reaches the boiler and takes two minutes to service each year. Where a mains scale reducer makes sense as well, we will talk to you about that.

Timescale. A small system in good order takes a morning. A larger or heavily sludged one takes the working day. A big house with a lot of radiators can run longer, and we will say so before we start rather than rushing the last few radiators to get away.

The systems where flushing matters most around Buntingford

The 1970s and 1980s housing. Microbore is the specific problem. Eight and ten millimetre pipe was popular because it was quick to install, and it works well until deposit accumulates. In a pipe that small it does not take much to reduce the flow to nothing, and it collects at the tight bends and the radiator tails. These systems gain the most from a proper flush, and they are also the ones where the pipework has to be assessed first.

Buckland, Cottered, Sandon and the outlying SG9 properties. Larger rural houses, longer pipe runs, more radiators, and often a system extended two or three times as the property grew. Extensions mean new pipework joined to old, dead legs where a radiator was removed, and a balance nobody has ever set up. Out here the flush is half the job and rebalancing afterwards is the other half. Some of these properties are off mains gas, and an oil fired system silts up exactly like a gas one.

We find a mixture of pipe ages and diameters, sometimes original steel left in circuit, and radiators of very different vintages on the same system. The oldest radiators are usually the worst offenders and are sometimes past saving, and we will say so.

Meadow Vale and the newer estates, including the homes coming at Hare Street Road. New systems mostly do not need flushing. What they need is inhibitor still at strength. Inhibitor depletes, particularly if the system has been drained for a radiator change or a bathroom refit, and once it has gone the corrosion starts quietly. Testing the level takes a few minutes at an annual service, and on the newer homes it is far more likely to be the answer than a flush.

Many manufacturers make their guarantees conditional on the system being clean and correctly treated. The Benchmark commissioning book has a section for recording that the system was cleaned in accordance with BS 7593 and dosed with inhibitor. Depending on the boiler and its terms, a blank section there, or system water that tests badly when an engineer attends, can be enough for a claim to be refused.
