Most of the heating systems we power flush in Cambridge share a common story. The Victorian and Edwardian terraces along Mill Road, Romsey, Petersfield and Newnham typically had central heating retrofitted decades after the buildings themselves were built – meaning radiators which are now 40 to 60 years old, sitting on pipework added at various points across the second half of the 20th century, fed by boilers that have been replaced two or three times. The chalk-aquifer water from Cambridge Water at around 297 mg/l accelerates internal corrosion of steel radiators every year. And the substantial student-let and HMO properties across the central rental belt often have heating systems that haven’t been touched since installation – gradually accumulating magnetite sludge until cold radiators become a tenant complaint and a landlord problem.
Professional dual-magnet flushing machine, magnetic filter fitted, inhibitor added on completion. Our power flushing service covers everything from initial system assessment through to post-flush water testing.
Three factors stack against the average Cambridge heating system. First, the hard chalk-aquifer water from Cambridge Water at around 297 mg/l; well above the UK national average – accelerates internal corrosion of steel radiators across the system. Second, the age and complexity of much of the city’s housing – Victorian and Edwardian stock where radiators are original 1960s or 70s installations on pipework added at various points. Third, the substantial Newnham villas have extensive heating circuits with longer low-velocity pipework runs where sludge accumulates faster than in compact systems.
The result is magnetite sludge – the black, magnetic iron oxide that builds up when steel radiators corrode internally. Skipping a flush before fitting a new boiler is the single fastest way to kill a new heat exchanger. Most manufacturer warranties (Worcester, Vaillant, Ideal) become void if the system isn’t properly cleaned at install.
Particularly cold at the bottom while the top is warm – classic sludge buildup stopping water circulation. The older steel radiators common in Cambridge’s period housing are particularly prone.
Sounds like a kettle boiling. Caused by sludge restricting flow through the heat exchanger. Often the warning sign before complete boiler failure – and a good reason to book a boiler repair inspection alongside the flush itself.
Should be reasonably clear. If it’s black, brown or rust-coloured, you’ve got significant magnetite circulating.
Common in larger Cambridge houses – Newnham villas, substantial Trumpington detached properties – where radiators furthest from the boiler take significantly longer to heat as sludge restricts flow to the system extremities.
Sludge insulates radiators from the inside. If your house used to warm up in 45 minutes and now takes 90, the system is fighting the buildup.
The boiler runs longer to deliver the same heat. Cambridge customers regularly see 15–20% reductions in winter gas usage after a thorough flush.
We check system water condition, pipework size, system pressure and overall condition. Tea-coloured water on bleeding confirms a flush is needed.
Our power flushing machine connects to the boiler tails and circulates a specialist cleaning solution at high velocity. Dual magnets capture magnetite as it's dislodged.
Every radiator agitated individually - physically tapped and reversed in flow direction to dislodge stubborn sludge. The bigger older cast iron and pressed steel radiators in Cambridge's period properties hold more sludge than modern panel radiators.
On completion we fit a magnetic filter (Adey MagnaClean Pro2 or similar) on the return pipe, then add a corrosion inhibitor for long-term protection.
Standard 8–10 radiator system: 4–8 hours, usually a full day. Larger Newnham systems with 12+ radiators: 6–10 hours. Multi-floor substantial properties with underfloor heating zones: sometimes spans two days.
A typical Cambridge power flush on an 8–10 radiator system runs £450–£700 including magnetic filter and inhibitor. Larger systems with 12+ radiators in substantial Newnham properties £750–£1,100. Always quoted upfront, never variable mid-job.
With over 700 five-star reviews, fully qualified and accredited engineers, transparent pricing, and a 12-month labour guarantee on every job, Vantage delivers reliable, high-quality workmanship you can trust with no call-out fees, fast response times, and genuine local service.
Great Shelford and Stapleford.
If radiators are cold at the bottom, the boiler makes strange noises, water comes out black when you bleed a radiator, or the system has never been flushed in 10+ years – you almost certainly need one. The Cambridge Water chalk-aquifer hardness in CB1 makes this more common here than in many parts of the UK.
Sometimes – if the system is newer than 10 years or has been recently cleaned. But for most of Cambridge’s older Victorian, Edwardian and inter-war heating systems, only a proper power flush actually shifts the sludge.
Yes – residential power flushing services for landlord portfolios is a meaningful part of what we do across central Cambridge. Predictable scheduling around tenancy changeovers, multi-property pricing, written reports for portfolio records.
Cast iron is generally robust and handles flushing well. Older pressed steel radiators with existing weak spots can occasionally develop pinhole leaks during a flush, but those were close to failure regardless. We always warn upfront if a radiator looks suspect.
Almost always, yes – and most manufacturer warranties require it. Fitting a new boiler onto a sludged system is the fastest way to destroy a brand-new heat exchanger. We provide a chemical analysis report afterwards for warranty registration.
With a magnetic filter fitted and annual servicing, a properly inhibited system shouldn’t need another full flush for 8–10 years. Without a filter, every 5–7 years is more realistic given Cambridge’s water hardness.
Fixed-price quote, magnetic filter and inhibitor included, 12-month labour guarantee.
