Cheshunt is a Thames Water town, which surprises people, because most of Hertfordshire is on Affinity Water. Cheshunt is not. The supply here comes through Thames Water, and Thames Water is blunt about its own product: all the water in its region is hard, because it passes through chalk and limestone before it reaches the tap. On its published scale, anything over 300 mg/l of calcium carbonate counts as very hard, and this corner of the Lee Valley sits at the hard end of that picture. We treat every Cheshunt system as a hard water system, because that is what the tap water tells us it is.
Now the important distinction, because two different problems get lumped together as “sludge” and they need different fixes.
Magnetite is black iron oxide. It forms when steel radiators corrode from the inside, which happens wherever oxygen keeps getting into the system water: a feed and expansion tank in the loft, inhibitor that ran out years ago, or a small leak that gets topped up every few weeks. Magnetite is heavy, so it settles in the bottoms of radiators, in the pump and in low pipe runs. That is your cold bottomed radiator.
Limescale is different. It is the calcium in the mains water coming out of solution when the water is heated, and it plates itself onto the hottest metal in the system, which is the boiler’s heat exchanger. On a combi, the plate heat exchanger that makes your hot water scales up too, and the first sign is often hot water that runs cooler or fluctuates at the tap.
A sealed system that was filled once, dosed properly and left alone hardly scales at all, even here. The systems that suffer are the ones taking on fresh hard water all the time: open vented systems fed from a loft tank, and sealed systems with a slow leak that someone keeps repressurising. That is why we look for the leak before we praise the flush.

The furthest radiators never warming up properly, usually upstairs at the end of the run, because restricted flow gives up on the longest circuit first.
A boiler that rumbles, bangs or sounds like a kettle as it fires. Kettling is water boiling against a scaled or partly blocked heat exchanger, and it shortens the boiler’s life every time it happens.
A pump that whines, sticks or has been replaced more than once. Circulating abrasive black debris through a pump wears it out.
Dirty black water from a bleed valve. If what comes out looks like ink, that is magnetite, and there is plenty more of it lying in the system.
We would rather tell you this before you part with money. Not every tired heating system needs a power flush, and a firm that recommends one for every cold radiator is guessing at your expense.
Sometimes a magnetic filter and fresh inhibitor is enough. If the water sample is only slightly discoloured and every radiator heats reasonably evenly, the system does not need cleaning, it needs protecting. That is a short visit, not a day’s work.
A chemical clean is occasionally the proportionate response. Circulating a cleaning agent for a period, then draining, refilling and dosing with inhibitor, deals with light contamination for less money than a full flush.
Sometimes the cold radiator is a repair, not a flush. A radiator cold all over usually has a seized thermostatic valve pin or a balancing problem. A hot water problem on a combi may be a scaled plate heat exchanger, which is swapped or descaled at the boiler, not cured by flushing radiators. We check these first because they are cheaper.
And sometimes a flush is throwing good money after bad. Radiators corroding internally for thirty years can be close to pinholing, and pipework packed with hardened deposit rather than loose sludge will not come clean at any flow rate. On a system like that we will say so and quote for replacing the worst radiators instead, because flushing it would only buy a few months.
We check first: a water sample, temperatures across the flow and return, a hand on every radiator, and a look at the pump, the filter if one exists, and how the system is fed. Then a recommendation you can hold us to.
Plan for half a day to a full day. A three bedroom house with ten radiators in reasonable condition sits around the middle of that. Heavy contamination, lots of radiators or microbore pipework pushes it to the full day.
We connect a purpose built flushing pump into the system, usually across the circulator or a radiator, and get a cleaning chemical moving through the whole circuit to soften and lift the deposits. Then the real work: high flow, reversed repeatedly so the debris cannot settle back where it came from, taken radiator by radiator with the others isolated so the full flow concentrates on one panel at a time. Stubborn radiators get physically agitated to break the settled layer off the bottom.
A powerful magnet in the flow collects the magnetite as it moves, and we carry on until the water from each circuit runs clear. The system is then rinsed with fresh water until what comes out is clean and neutral, refilled, and dosed with the correct quantity of inhibitor for its volume. Where there is no magnetic filter on the return to the boiler, we fit one. Flushing a system and leaving it unprotected is half a job, because the corrosion starts again the day we leave.
We also deal with the cause where we can find one. A weeping valve gland, or a ball valve dribbling in the loft tank, is the reason the sludge existed. Fix that and the flush lasts.
If you are having a boiler replaced, the state of the old system water matters. Many manufacturers set out cleaning, inhibitor and filtration requirements in their installation instructions, and depending on the boiler and its terms, a heat exchanger failure caused by old system debris may not be covered. A modern boiler has narrow waterways, and connecting it to forty year old black water is the fastest way to block them. The Churchgate conservation area, designated in 1968, holds the oldest stock in town, and Victorian yellow brick houses spread out from there. Heating in these houses is always a retrofit, often several retrofits deep, with dead legs where radiators were moved and low runs under suspended floors where sludge collects out of reach of gentle flow. These systems reward a methodical flush, and if the job grows into a boiler conversion, remember that external alterations like flues need heritage consideration here that they do not on the estates.
