Power Flushing in Chorleywood

How many radiators do you have?

Count every one, including towel rails.

What is the heating doing?

Tick all that apply. It does not change the price, it tells the engineer what to look for.

Do you have a combi boiler or tanks in the loft?

A combi boiler is a pressurised system. If you have tanks in the loft, it is most likely open vented, which takes longer to drain and refill.

How thick are the pipes going into your radiators?

Look at the pipes at both ends of a radiator. Microbore pipes are about as thick as a pencil and come off a coil, so they tend to bend and curve. They are common in some new builds and in older houses, block more easily and take longer to flush properly.

Do you have underfloor heating?

We flush the underfloor circuits through the manifold on the same visit.

Is a magnetic filter protecting your boiler?

A small canister on the pipe by the boiler. It catches the black iron sludge before it gets back into the boiler. A flush cleans the system once, the filter keeps it clean, and it is emptied at each boiler service.

Look under your boiler. A filter is a chunky pot on one of the pipes, about the size of a large mug, usually with a screw cap on top.

Want the best result? Add a pre-dose visit

An engineer adds a cleaning chemical a week or two before the flush. It works every time your heating runs and loosens the hardened sludge, so far more comes out on the day. Best for older systems or radiators that are stone cold.

Add a boiler service while we are there?

Your annual boiler safety check, done on the same visit so you do not need a second appointment. Normally £99 + VAT.

Where do we send your fixed price?

What we do on a Vantage power flush

  1. Thermal imaging as we go in

We check every radiator with a thermal imaging camera to find exactly where the sludge is sitting.

  2. Cleaning chemicals go in

A professional strength cleaner goes into the system to break the sludge down.

  3. Power flush machine

Our machine drives water through each radiator in turn, in both directions, at high flow.

  4. Agitators on every radiator

A vibrating agitator is worked across each panel to shake loose what the flow alone leaves behind.

  5. Magnet catches the sludge

A powerful magnet pulls the black sludge out of the water, so you can see what came out of your system.

  6. Clean, protect, prove it

Flushed until the water runs clear, inhibitor added to protect it, then every radiator is checked again with thermal imaging.

Prices are fixed for the job described. The engineer checks the system before starting. If a power flush is not the right fix, we tell you before any work is done. Vantage Plumbing and Heating Ltd, Stevenage. Gas Safe 956889.

POWER FLUSHING IN CHORLEYWOOD

A bigger house has more to clean

Power flushing is priced by the radiator, and Chorleywood houses tend to have plenty of them. Over half of households in the two Chorleywood wards lived in detached houses at the 2021 Census, many with four or five bedrooms, so a count well past six radiators is normal here. Count yours before you ring and the price is easy to give.

We do not sell a flush by default. Surface temperatures across each radiator, what runs out of a drain point and how the boiler behaves under load tell us whether you need a chemical clean, a full power flush or neither.

Power flush machine set up in a floor protection tray

Three levels of treatment, at three very different costs

Chemical clean

A cleaner circulates for a set time, then the system is drained and refilled. Enough for a system that is only lightly dirty.

Power flush

A pump pushes water and cleaner through each radiator in turn at high flow, reversing direction, with a magnet catching the debris. For a system that is heavily sludged.

Neither

Sometimes the fix is a magnetic filter, the right dose of inhibitor and a balanced system, with no flush at all.

Signs the system is sludged

Radiators warm at the top and cold across the bottom

Some radiators barely warm while others are too hot to touch

The house takes much longer to heat than it used to

A boiler that rumbles or kettles when the heating is on

Dark or black water when a radiator is bled

A pump or valve that keeps failing on an otherwise sound system

A quick check you can do. Run the heating for twenty minutes, then feel each radiator at the top, the middle and along the bottom edge. Cold at the bottom points to sludge. Cold at the top points to air. One radiator cold all over is usually a stuck valve. Tell us which you found and we can often narrow it down on the phone.

283

mg/l in Affinity Water’s 2025 report for zone AF045

Sludge and scale are different problems

Affinity Water supplies the area. Its 2025 report for zone AF045, Rickmansworth and Gerrards Cross, gives about 283 mg/l as calcium carbonate, from a single sample taken that year. Watergrade, a third-party site, places Chorleywood in that zone and says this does not confirm the supply at every address. That hardness causes scale on the hot water side, in a combi’s heat exchanger or a cylinder coil. A power flush does not touch it. Sludge is black iron oxide from radiators corroding inside the sealed heating circuit, and that is what the flush removes.

Magnetic filter rods coated in black magnetite sludge from a heating system

Older houses, older systems

Most of the Station Estate was built around 1900, and a heating system in a house that age has usually been extended, rerouted and replaced in parts more than once. Radiators of different ages and materials share one circuit, and an open vented system with a feed tank in the loft can draw in air, which speeds up corrosion. That is where sludge builds.

Before flushing an older system we look at the condition of the radiators, valves and joints, and adjust the flow to suit. A weak radiator is better found and replaced in a controlled way than discovered by a leak. If the house is one of the oil or LPG homes in the area, the radiator circuit is flushed in the same way; tell us the fuel when you ring.

On the day

1

Protect

Dust sheets and a drip tray go down along the route and under the machine before anything is connected.

2

Connect

The machine joins the circuit at the pump or across a radiator, with a magnetic filter on the return to catch what comes loose.

3

Flush

Cleaner is added and the system heated. Each radiator is isolated and flushed in turn, with the flow reversed to lift stubborn deposits.

4

Finish

Clean water runs through until it comes out clear, then inhibitor is dosed for the system’s volume and every radiator is checked for heat.

Parking, bays and skips in Chorleywood. Near the station, permit zones NL and NS apply from 8am to 5pm, Monday to Saturday, on Lower Road, Main Parade, New Parade, North Road and parts of Shire Lane, and Three Rivers does not issue a trade permit. Where the van needs a bay, we apply to the council at least 10 days ahead for a suspension, which costs £35.50 per bay per day. A skip on the road needs a Hertfordshire County Council licence, £54 for 14 days and £28 for each week after, applied for by the skip firm. Each one is shown on the quote as its own line.

Before a new boiler

Boiler manufacturers expect the system to be clean before their appliance goes on it, and fitting a new boiler onto sludged pipework puts its warranty at risk. Our boiler installation quotes include cleaning the system to that standard.

Keeping it clean afterwards

A magnetic filter on the return catches new magnetite as it forms and is emptied at each annual service. Inhibitor is included in the flush price; the filter is quoted separately if your system does not have one.

Power flushing prices in Chorleywood

Up to five radiators is £595 + VAT (£714 including VAT), and each radiator after that adds £40 + VAT (£48 including VAT). Every price includes inhibitor. A magnetic filter is not included and is quoted separately.

If a chemical clean or a single radiator would solve the problem, we will say so before you pay for a flush. Every rate is on our prices page.

Frequently asked questions

Up to five radiators is £595 + VAT (£714 including VAT), and each radiator after that adds £40 + VAT (£48 including VAT). Fresh inhibitor is included. A magnetic filter is not, and we quote for one separately if the system needs it.

Warm at the top and cold along the bottom is the clearest sign, especially with dark water when you bleed a radiator, a boiler that rumbles under load or a pump that keeps failing. Cold at the top usually means air, which a bleed sorts out.

Half a day to a full day, depending on how many radiators there are and how bad the sludge is. A large house with heavy deposits is booked as a full day.

No. Sludge is iron oxide inside the sealed heating circuit. Scale comes from the mains, about 283 mg/l in Affinity’s 2025 report for the zone serving Chorleywood, and needs a scale reducer or softener on the water supply.

The system has to be clean to the manufacturer’s standard or the new boiler’s warranty is at risk. Sometimes a chemical clean and a filter are enough. We look before deciding.

Usually, after we have checked it. A flush uses high flow, not high pressure, but a radiator or joint that is already corroded can show itself. If a chemical clean or a radiator swap would be wiser, we say so first.

The flush cleans the water in the radiators and pipes, so the method is the same. Tell us the fuel when you ring and we will confirm what we can do on your system.
