Power flushing is sold far too often to people whose systems would be fine with a chemical clean and a magnetic filter. We diagnose first, and sometimes the recommendation is to spend less than you expected.

Two things fill a radiator with black sludge. The first is corrosion: iron radiators, water and oxygen produce magnetite, a fine black iron oxide that is heavy, magnetic and settles wherever the flow is slowest. The second is scale, and that is where Codicote’s water comes in.
The village draws from Affinity Water and sits on chalk, above what the Neighbourhood Plan describes as a Principal Aquifer, with the Mimram running through the parish as a chalk stream. Third party data from WaterGrade, which aggregates figures from the water companies and the Drinking Water Inspectorate, reports around 290 mg/l of calcium carbonate for Codicote, classed hard, and names Codicote Treatment Works as the source. That is a third party figure rather than one taken from Affinity Water directly, but the geology is not in dispute.
Scale coats the hottest surfaces, which means the boiler’s heat exchanger. Magnetite settles in the coolest and slowest parts, which means the bottom of radiators and the base of vertical drops. The two combine into a sludge that behaves like wet sand, and it is abrasive, which is why it kills pumps.
A system topped up repeatedly because of a small leak is worse again, because every top up brings in fresh oxygen and fresh dissolved minerals. If you are adding water every few weeks, the flush is only half the job. Find the leak too.
Cold at the bottom, warm at the top. The classic sludge signature. Sediment has built up along the bottom of the radiator and the water is flowing over the top of it.
Cold at the top, warm at the bottom. That is air, not sludge. Bleed it. If it keeps coming back, something is drawing air in and that needs investigating.
One radiator cold, everything else fine. Usually a seized valve or a balancing problem, not a system wide issue. Do not let anybody sell you a flush for this without checking the valve first.
Banging, rumbling or kettling from the boiler. Scale on the heat exchanger causing localised boiling. Common in this water, and the symptom that shortens boiler life fastest if ignored.
Slow to warm up, or the boiler cycling on and off. Restricted flow through a silted system. The boiler reaches temperature quickly because the water is not moving, shuts down, cools, and starts again.
Pump failure, or a noisy pump. Magnetite is abrasive, and a pump that has been circulating it for years is on borrowed time.
Dirty water when you bleed a radiator. Clean water means the inhibitor is probably still working. Black water means it is not.
A power flush uses a pumped machine to drive water through the system at high velocity, reversing the direction, lifting deposits and carrying them out radiator by radiator with a magnet on the machine catching the debris.
It is right when there is genuine sludge across multiple radiators, when the system water is black, when the boiler is kettling, and when a new boiler is going onto an old contaminated system.
It is not the right answer for every system. A younger system with mild symptoms often responds well to a chemical clean: a cleaner dosed in, circulated at temperature, then drained and refilled with fresh water and inhibitor. Cheaper and less disruptive.
A system with no symptoms and clean bleed water usually needs nothing more than a magnetic filter on the return, if it has not got one, and an inhibitor check. A filter costs a fraction of a flush and prevents the problem instead of clearing it.
There is one situation where cleaning the system is not optional. Where a new boiler is going in, many manufacturers require the system to be cleaned to a recognised standard and correctly dosed, and depending on the boiler and its terms the guarantee rests on it. That requirement is about cleanliness, not about the method, so a chemical clean satisfies it on plenty of systems. On a silted one it does not, and putting a new heat exchanger onto that system risks both the boiler and the claim you would have to make on it. Our boiler quotes include the level of cleaning the system actually needs rather than leaving it as an optional extra you might decline.
Small bore pipework, often 8mm or 10mm, was used widely from the 1970s onward. It is quick to install and easy to route, and far less forgiving when sludge arrives, because very little deposit restricts a 10mm pipe. Where the post-war roads such as Meadow Way, Hill Road, The Elms and Valley Road have had heating replaced or extended over the decades, microbore is common.
Flushing it properly takes longer and needs more care. It is possible to make a blocked microbore system worse by shifting a plug of sludge into a tighter section rather than out of it. We work these circuit by circuit, and if a run is blocked solid we will tell you it needs replacing rather than pretending a machine will clear it.
Tower Road, the early to mid twentieth century council housing known locally as White City. Systems here have usually been partially upgraded rather than wholly replaced, so you get a mix of pipe sizes from different decades in one house. The older section is the dirty one.
St Albans Road and the bungalows. Everything runs at one level, so there are few vertical drops for sediment to collect in, but the runs are long and flat, and long flat runs at low velocity are exactly where magnetite settles. Loft mounted pipework in a bungalow also runs cold in winter.
The nineteenth century terraces near New Street. Heating was retrofitted here long after the houses were built, and the routes were dictated by the building rather than by hydraulics. Awkward drops, tight bends and pipework buried under later floors. Access for the machine is usually the constraint rather than the flushing.
Extended properties across the village. Any house where a rear extension brought new radiators onto an old system has two generations of pipework and usually no rebalancing afterwards. Balancing is part of what we do at the end of a flush, and it is often the step that finally fixes a room that has been cold for a decade.
The outlying properties at Nup End, Drivers End, Potters Heath, Hogsnorton and Rabley Heath, which sits in AL6 rather than SG4 8. Larger, older, individually built houses with more radiators than average and long pipe runs. Full day jobs, sometimes longer, and we price them that way at the outset.
A power flush uses water and produces dirty water that has to go somewhere. In most places nobody thinks twice about it. In Codicote it is worth thinking about.
The Codicote Neighbourhood Plan flags water supply capacity as a constraint on the village and states that the sewers are regularly overwhelmed, and Hertfordshire County Council has identified Codicote as a surface water hotspot. We discharge to a proper foul connection at a controlled rate rather than tipping hundreds of litres of black water into a gully or across a driveway where it ends up in the surface water system. It is worth asking anyone who quotes you what they intend to do with the water.
A typical three bedroom property with eight to ten radiators takes somewhere between a morning and the full working day. Larger properties, microbore systems and badly contaminated ones take longer.
We connect the flushing machine, usually at the pump or across the boiler, then work through the system with the cleaning chemicals circulating, reversing flow and agitating each radiator in turn. Stubborn ones get a magnet worked over the outside to break up deposits. The system is then flushed until the water runs clear, refilled, dosed with inhibitor and balanced.
If there is no magnetic filter on the return, we recommend fitting one at the same time. It catches magnetite continuously and can be emptied at each annual service, and fitting it during a flush costs very little extra because the system is already drained.
Price depends on the number of radiators and the type of system, and we agree it before we start. We will not quote a flush over the phone without asking what the symptoms are, because sometimes they point somewhere else entirely.
A flush is often one line on a bigger job. We install boilers across SG4 8, replace pumps and thermostatic valves, rebalance systems after extensions, and take out the old open vented arrangements that keep feeding air into the circuit. Where the fault turns out to be a valve, a control or a pump rather than sludge, we fix that instead and the flushing machine stays on the van.
Radiators should heat evenly top to bottom, the house should warm up faster and the boiler should be quieter. Gas usage usually drops, though how much depends on how bad the system was.
Have the inhibitor level checked at each annual service, empty the magnetic filter when the boiler is serviced, and add fresh inhibitor any time part of the system is drained for a repair or a decorating job. Those three habits keep a flushed system clean for years in this water.
