Power flushing in Enfield: sludge and magnetite pumped out of the whole system, every radiator agitated and inhibitor added on completion. From £595 + VAT for up to five radiators, then £40 + VAT (£48 including VAT) for each radiator after that.

We check every radiator with a thermal imaging camera to find exactly where the sludge is sitting.
A professional strength cleaner goes into the system to break the sludge down.
Our machine drives water through each radiator in turn, in both directions, at high flow.
A vibrating agitator is worked across each panel to shake loose what the flow alone leaves behind.
A powerful magnet pulls the black sludge out of the water, so you can see what came out of your system.
Flushed until the water runs clear, inhibitor added to protect it, then every radiator is checked again with thermal imaging.
Prices are fixed for the job described. The engineer checks the system before starting. If a power flush is not the right fix, we tell you before any work is done. Vantage Plumbing and Heating Ltd, Stevenage. Gas Safe 956889.
Power flushing in Enfield for the heating system that has quietly stopped working properly: radiators warm at the top and cold across the bottom, a boiler that bangs and rumbles, a house that takes all evening to get comfortable, and a gas bill that has climbed while the thermostat has not moved. The black sludge that causes all four is pumped out of the system at high flow, the water is treated, and the difference is shown to you on a thermal camera before we leave. The sludge in a heating system is not dirt from outside. It is the inside of your own radiators. Steel radiators corrode from within whenever oxygen gets into the water, and oxygen gets in every time the system is topped up, every time a radiator is bled, and continuously through a vented system’s open tank in the loft. The corrosion product is magnetite, a fine black iron oxide that settles wherever the water slows down, which is the bottom of every radiator, the pump, and the narrow passages of the boiler’s heat exchanger. A radiator with a cold band along the bottom is a radiator with a layer of magnetite lying in it. A pump that is noisy or fails early is a pump that has been grinding magnetite. A boiler that kettles is one whose heat exchanger is part blocked with it.

A system in the early stages just heats slowly. Two things tell you it is further along. First, the gas at the top of a radiator: a radiator that needs bleeding again within days of the last time, on a sealed system with no obvious leak, is usually filling with hydrogen rather than air, and hydrogen is produced by active corrosion of the steel. The system is eating itself. Second, the colour of the water: a jam jar of water drawn from a radiator bleed valve or a drain off that is black rather than clear or pale brown is a system with a lot of magnetite in suspension. Both are worth checking before you ring, because both are worth telling us about.
Southgate, Oakwood, Palmers Green, Enfield Chase. The 1930s semis went up almost overnight once the Piccadilly line arrived in 1933, and most of them have had two or three heating systems since. The current one is often a 1990s or 2000s installation on a boiler that has since been changed, with the original radiators still hanging. Thirty years of magnetite in the radiators, a new boiler in front of it, and the new boiler doing the suffering.
Bush Hill Park, Winchmore Hill, Enfield Town. The Victorian and Edwardian houses, three storeys, cast iron column radiators in some, and long runs of pipe in the floors. Column radiators hold a great deal of water and a great deal of sludge, and they respond well to a flush provided they are sound. The long pipe runs to the top floor are where circulation gives up first.
Grange Park and Hadley Wood. Bigger houses on system boilers with cylinders, several zones, and towel rails and underfloor loops added over the years. The zone that is furthest from the pump is the one that goes cold, and a flush is done zone by zone so that every part of the system sees the full flow.
Edmonton Green and Ponders End. Flats in the 1960s and 1970s blocks, many now on their own combis after the communal systems were removed. Small systems, quick to flush, but often on the original radiators with decades of deposits, and a combi’s plate heat exchanger blocks faster than anything.
Enfield Island Village and Meridian Water. Newer housing, sealed systems, underfloor heating in some. Sludge here usually means a slow leak somewhere that has kept the automatic filling loop topping up, and every top up brings fresh oxygen. We flush, and we tell you to find the leak, because flushing a leaking system is a repeat booking.
Thames Water’s zones across Enfield sit between 260 and 267 mg/l of calcium carbonate, which is hard on every scale in use. Hard water scales the boiler’s primary heat exchanger, and scale is a different deposit from magnetite: it is white, it is bonded to the metal, and it is what makes a boiler kettle. A power flush removes magnetite. It does not dissolve scale from a heat exchanger. Where kettling is the main complaint we say so, because the honest answer may be a chemical descale of the boiler alongside the flush, or in a badly scaled older boiler, a conversation about replacement. We do not sell a flush as a cure for a problem it cannot fix.
A power flushing pump is connected in place of the circulating pump, or across the pump valves, and drives water round the system at many times the normal flow rate, forwards and backwards. A cleaning chemical is circulated first to loosen the deposits, then each radiator is isolated and flushed individually, with the flow reversed to lift what is lying in the bottom, and the dirty water goes to the drain while clean water is fed in. A magnetic filter on the pump captures the magnetite as it comes free. The process continues until the water drawn from each radiator is clean, which is measured, not guessed. The system is then refilled, dosed with inhibitor, and if there is no magnetic filter on the return to the boiler, we recommend one and quote for it separately.
The thermal camera goes over every radiator before the flush starts and again when it finishes. A radiator that was warm above and cold below now reads warm to the skirting, and you see both images. The water drawn at the start and at the end sits side by side in two jars. If a radiator is still cold after the flush, we say why, which is usually a valve or a radiator that is corroded beyond saving, and we say what it would cost to put right.
Heating fitted in Enfield in the 1970s and 1980s was often piped in narrow microbore tube, 8 or 10 mm, and that blocks with a fraction of the sludge that a 15 mm system tolerates. It can be flushed, radiator by radiator with the correct fittings and patience, and it is one of the reasons a flush takes a full day in some houses and half a day in others. We tell you which yours will be from the survey.
Cold radiators are usually sludge, not the boiler. We check the water first and only flush systems that need it.
A single cold radiator with the rest of the house fine is a valve or an air lock, not sludge, and a flush is the wrong bill. Radiators that have corroded thin, or a system with known leaks, are flushed only with your agreement that the high flow may find the weak spot, and sometimes the better advice is a new radiator or two before the flush. A heat exchanger that is scaled rather than sludged needs a descale. A pump that has failed needs a pump. We look at the system before we recommend anything.
Every new boiler we fit in Enfield goes onto a cleaned system, because the current standard for domestic heating water treatment requires cleaning and inhibitor, and most boiler manufacturers make their warranty depend on it. Fitting a new boiler to a system full of thirty years of magnetite is a common reason a nearly new boiler fails, and a manufacturer’s engineer who finds sludge in the heat exchanger can decline the claim. A flush before the boiler is the cheapest part of the job.
The inhibitor put in at the end of the flush needs checking every year, at the boiler service, and topping up if the concentration has fallen. The magnetic filter is emptied at the same visit. A system that stays sealed, is not topped up without reason and has its inhibitor maintained does not need flushing again for a long time.
A fixed price agreed before we come, based on the number of radiators and whether the system is microbore or standard bore. The price covers the flush, the chemicals, the inhibitor and the thermal images. A permanent magnetic filter, a descale of the boiler or any radiator replacement is quoted separately so you see what each part costs.
A heat exchanger that is scaled or cracked, or a boiler that has had years of sludge through it, may be better replaced: see boiler installation in Enfield. A system that keeps needing topping up has a leak, which is leak detection in Enfield. Radiator valves, pumps and everyday repairs are plumbers in Enfield.

Bleeding fixes a radiator that is cold at the top. A radiator cold at the bottom, or black water at the bleed valve, is sludge, and bleeding will not touch it.
If the noise is from magnetite in the heat exchanger, yes. If it is limescale, which Enfield’s water produces, the boiler needs descaling, and the survey says which.
Half a day for a typical semi on standard pipe, a full day for microbore or a large house with several zones.
Only if the heating was installed or replaced in the 1970s or 1980s. We can tell from the pipe at the radiator valves.
Yes, in nearly every case, and the manufacturer’s warranty usually depends on it.
