Why Godmanchester systems fur up and silt up at the same time

Two different problems build up inside a central heating system here, and they need telling apart because they are treated differently.

The first is magnetite. Steel radiators corrode from the inside wherever oxygen gets into the system water, and the result is a heavy black iron oxide sludge. It settles where the flow is slowest: the bottom of radiator panels, the pump, low pipe runs, and eventually the boiler’s heat exchanger. Oxygen gets in through an open vented feed tank, through inhibitor that was never dosed or has long since given up, and through small leaks that keep drawing fresh water in.

The second is limescale. Anglian Water supplies Godmanchester, and the water across the PE29 district sits in the very hard band on the standard industry classification. Every litre of fresh mains water that enters the system carries dissolved calcium, and heating it drops that calcium out as scale on the hottest metal, which in a combi means the plate heat exchanger.

A sealed system that was filled once, dosed properly and left alone takes in almost no new water, so it picks up almost no new scale. The systems that suffer are the ones being topped up every few weeks because of a weep somewhere, and the older open vented systems with a tank in the loft constantly making up losses. In water this hard, a leaking system is a scaling system.

When a power flush is not the answer

Not every tired system needs a power flush, and we would rather tell you that on the phone than sell you one you did not need.

A magnetic filter with fresh inhibitor is sometimes all that’s required. If the system is basically clean and flowing well but has no protection on it, a filter on the return and a proper dose of inhibitor will keep it that way.

In some situations, a chemical clean is the proportionate response. Where there is some debris but nothing is actually blocked, circulating a cleaning chemical for a period, then draining, refilling and dosing, does the job for less money.

A power flush earns its keep where there is real sludge. High velocity water, reversed repeatedly, driven through one radiator at a time with the others isolated, with a magnet in the loop catching the magnetite as it lifts. That moves settled material that a chemical clean on its own only softens.

And sometimes nothing will save the system. Where radiators are corroding through from the inside, or pipework is packed with hardened deposit rather than loose sludge, a flush won’t bring them back. On those systems, replacing the worst radiators, or in the oldest cases replacing pipework, is more honest than flushing and hoping.

So we test first. Flow and return temperatures at the boiler, a temperature check across each radiator, a water sample, and a look at the pump and any existing filter. Then we quote for what the system needs, not for the biggest job on the price list.

What a power flush in Godmanchester involves

Most jobs here take between half a day and a full working day. More radiators, heavy contamination and microbore pipework all push it towards the longer end.

We connect the flushing unit across the pump or a radiator tail and circulate a cleaner to break the deposits down. Then the machine drives high velocity flow through the system, reversing direction repeatedly, and we work through the radiators one at a time with the rest isolated, so the full flow goes through each panel in turn. We agitate stubborn panels to lift the settled layer clear of the base.

If we can identify the underlying cause, we address that as well. A weeping radiator valve pulling fresh hard water in every week, or an open vented system drawing air, will rebuild the sludge you just paid to remove.

Boiler warranties and why the flush matters before an installation

If you are having a new boiler fitted, the old system water has to be dealt with. Many manufacturers set out cleaning, inhibitor and filtration requirements in their installation instructions, and depending on the boiler and its terms, a heat exchanger failure caused by debris from the old system may not be covered. In water as hard as PE29’s, several manufacturers also expect scale protection on the cold main feeding a combi, so we look at the whole picture, not just the system side.

The Godmanchester properties where the job gets more interesting

The historic core around Post Street, The Causeway and The Lanes. Godmanchester has 125 listed structures, the most of any settlement in Huntingdonshire, and the timber framed and Georgian houses along the old Roman street pattern were never built with central heating in mind. The systems in them are retrofits, often several retrofits deep, with pipe runs threaded through solid floors and around old fabric, and dead legs left behind where radiators were moved. Those low points are exactly where sludge collects, so we flush circuit by circuit rather than blasting the lot at once. Parking is tight on these streets too, with very limited off street space, so we plan where the van and the flushing unit go before we arrive.

The local Victorian material here is gault brick rather than red, and the terraces of that era have the same heating story as period terraces everywhere: solid walls, suspended floors, and pipework added long after the house was built. Older steel panels in these houses are sometimes near the end of their life, and we will say so before flushing rather than after.

The 1960s to 1980s estates and the modern areas off Tudor Road, London Road and Crowhill. Systems installed or replaced in the 1970s and 1980s often used 8mm or 10mm microbore pipe. Microbore has a fraction of the bore of 15mm pipe, so it silts up sooner and clears more slowly, and it has to be flushed at controlled pressure, circuit by circuit. On a heavily blocked microbore system the honest expectation is a solid improvement, not a miracle.

Romans’ Edge, east of the A1198. The newest part of town, around 750 to 800 homes. Systems there are young, sealed and usually filtered from new, so a full power flush is rarely the right call. What they do need in very hard water is the inhibitor level checking and the filter cleaning at each service, because a new system neglected for ten years becomes an old problem.
