Why Harlow systems sludge up: age and very hard water together

Harlow gives a heating engineer both problems at once, and they need different fixes.

The first problem is magnetite. Steel radiators corrode from the inside wherever oxygen gets into the system water, and the result is a heavy black iron oxide sludge that settles in the bottom of panels, in the pump and in the boiler’s heat exchanger. The town’s build history makes this common. Harlow was designated a new town in March 1947, the fourth in Britain after Stevenage, and most of its housing went up between roughly 1950 and 1965. A heating system in a Mark Hall North terrace or a Northbrooks maisonette is a retrofit or a replacement on a house that has been through several generations of pipework, and older open vented systems with a tank in the loft draw in fresh oxygenated water constantly. Oxygen means corrosion, and corrosion means sludge.

The second problem is scale. Harlow’s drinking water comes from Affinity Water, and the town is split across two of their supply zones. Affinity’s published figure for the Harlow North zone is a mean of 330 mg/l of calcium carbonate, and 310 mg/l for Harlow South, which takes in the Harlow Common side of town. Both zones are classified very hard, and the Harlow North range runs up to 438 mg/l in some samples. Every litre of fresh mains water that enters a heating system brings dissolved calcium with it, and heating that water drops the calcium out as scale on the hottest surface it finds, which is the boiler’s heat exchanger.

A sealed system filled once and left alone picks up very little scale. The systems that suffer are the ones with a slow leak topped up every few weeks, and the open vented systems still common in the older new town stock. Those take in hard water constantly, and they are the boilers that kettle.

The symptoms we get called about in Harlow

Radiators hot at the top, cold at the bottom. Sludge in the panel. The commonest call we get.

One or two radiators that never warm properly, usually the furthest from the boiler, where the flow is weakest and debris settles first.

The honest bit: when a power flush is not the answer

Not every tired system needs a power flush, and we would rather tell you that at the survey than take the money.

Sometimes a magnetic filter and inhibitor is all it needs. If the system is basically clean and flowing well but has no protection fitted, a filter on the return and a correct dose of inhibitor will keep it healthy. That is a short visit, not a day’s work.

Sometimes a chemical clean is proportionate. Where there is light contamination but nothing blocked, circulating a cleaner for a period, then draining, refilling and dosing, does the job at a lower cost.

A power flush is worth doing when there is genuine, settled sludge in the system. High velocity flow driven through the system and reversed repeatedly, radiator by radiator, with a magnet in the loop collecting the magnetite as it lifts. This shifts material that a chemical clean would only loosen, not remove.

And sometimes nothing will save the system. If panels are corroding through from the inside, or pipework is choked with hardened deposit rather than loose sludge, a flush will not bring it back. On some of the oldest untouched systems in the early 1950s stock, replacing two or three radiators alongside a clean is better value than flushing panels that are already on the way out. We will say so.

Scale on the heat exchanger is a separate problem again. A power flush deals with sludge in the circuit. It does not strip limescale built up inside a combi’s plate heat exchanger from years of very hard mains water on the hot water side. That calls for a descale or a replacement plate, and in this water a scale reducer on the cold main is the sensible prevention. We diagnose which problem you actually have before quoting for either.

What a power flush in Harlow actually involves

Most jobs here run from about half a day to a full working day. Radiator count, microbore pipework and heavy contamination all push it towards the longer end.

The flushing unit is connected into the system, usually at the pump or across a radiator, and a cleaning chemical is circulated to break down the deposits. Then high velocity flow goes through the system, reversed repeatedly, one radiator at a time with the others isolated so the full flow concentrates where it is needed. Where panels are stubborn, we agitate them to lift the settled layer off the base. A magnet in the flow captures the magnetite, and we carry on until each circuit runs clear.

The system is then rinsed with fresh water until the discharge is clean, refilled, dosed with the correct volume of inhibitor, and fitted with a magnetic filter on the return where one is not already in place. A flush without inhibitor and a filter afterwards is money wasted, because the corrosion simply starts again.

We also look for the cause. A weeping joint pulling fresh hard water in, or an open vented arrangement drawing air, will remake the sludge if left. Converting an older Harlow system to sealed at the same time as the flush is often what makes the clean last.

Where the job gets more interesting around Harlow

Mark Hall North and The Stow. The new town’s first completed neighbourhood, early 1950s, and now a conservation area, which surprises people who assume those rules only apply to old villages. Two storey terraces and maisonettes where the heating is always a retrofit, sometimes the second or third. Dead legs, mixed pipe sizes and decades of different hands mean we flush these circuit by circuit rather than in one pass.

Bishopsfield, the estate locals call The Kasbah. Patio housing from 1961 stepping down a hillside, tightly packed, with awkward access. Getting a flushing unit and hoses to the right point takes more planning here than on a normal street, and we allow for it rather than discovering it on the day.

Microbore in the later new town stock. Wherever a Harlow house was heated or reheated in the 1970s and 1980s, there is a fair chance of 8mm or 10mm microbore runs to the radiators. Microbore has a fraction of the bore of standard pipe, so it silts sooner and blocks harder. We flush it gently, circuit by circuit, and we are upfront that a heavily blocked microbore system sometimes improves rather than transforms.

Church Langley and Newhall. The 1990s expansion between the A414 and the M11, and the modern development at Newhall, are the other end of the scale. Sealed systems, plastic pipe, often a filter already fitted. These rarely need a power flush. What they do need in this water is the inhibitor kept up and the filter cleaned at each service, which is frequently the smaller job we quote instead.

Old Harlow and Churchgate Street. The historic village core at the north east of town, both conservation areas, is where the period property work is. Solid walls, suspended timber floors and long pipe runs under them, and systems extended piecemeal over decades. Low points in those under floor runs are exactly where sludge collects.

Not directly. Sludge is magnetite from corrosion inside steel radiators.
