What we do on a Vantage power flush
- Thermal imaging as we go in
We check every radiator with a thermal imaging camera to find exactly where the sludge is sitting.
- Cleaning chemicals go in
A professional strength cleaner goes into the system to break the sludge down.
- Power flush machine
Our machine drives water through each radiator in turn, in both directions, at high flow.
- Agitators on every radiator
A vibrating agitator is worked across each panel to shake loose what the flow alone leaves behind.
- Magnet catches the sludge
A powerful magnet pulls the black sludge out of the water, so you can see what came out of your system.
- Clean, protect, prove it
Flushed until the water runs clear, inhibitor added to protect it, then every radiator is checked again with thermal imaging.
Prices are fixed for the job described. The engineer checks the system before starting. If a power flush is not the right fix, we tell you before any work is done. Vantage Plumbing and Heating Ltd, Stevenage. Gas Safe 956889.
POWER FLUSHING IN LUTON
Straight answers
Not every system needs a power flush, and we will tell you
This is the first thing to say, because plenty of firms sell a power flush as the answer to anything. It is not. A power flush is the right job when a system is genuinely loaded with sludge, and it is an expensive and unnecessary job when it is not.
We work out which by looking, not by guessing. Radiator by radiator surface temperatures, a look at what comes out of a drain point, and the boiler’s own behaviour under load.
There are three levels of treatment, and they cost very different amounts
Chemical flush
Cleaner circulates and the system is then drained and refilled. Deals with a mildly dirty system.
Power flush
A pump drives water and cleaner through each circuit in turn at high velocity, with a magnet capturing what comes out. Deals with a genuinely sludged one.
Neither
Sometimes the honest answer is neither: fit a magnetic filter, dose the inhibitor properly and leave it alone.
Symptoms
The signs that point to sludge
Radiators hot at the top and cold along the bottom, which is the classic one
Some radiators never getting warm while others are scalding
A system that takes far longer to come up to temperature than it used to
A boiler that is noisy under load, or a pump that whines or has already failed
Water that runs black rather than clear when you bleed or drain a radiator
Repeated pump or valve failures on an otherwise sound system
Cold at the bottom means sediment lying in the bottom of the panel. Cold at the top usually means air instead, and that is a bleed and a look at the pressure, not a flush. The difference matters and it is worth knowing before anybody quotes.

Call and talk to an engineer, or send us the details and we will come back to you with a price.
Try this first
The radiator test you can do yourself in five minutes
Heat it up
Put the heating on and give it twenty minutes to get properly up to temperature.
Feel every radiator
Go round every radiator and feel each one in three places: top centre, middle, and along the very bottom.
Read the pattern
A healthy panel is hot in all three. Hot at the top and cold across the bottom third is sediment lying in the panel, and that is the sludge signature. Cold at the top with a hot bottom is air, which is a bleed valve and a pressure check rather than a flush. One radiator cold all over while the rest are fine is usually a seized valve or a closed lockshield, not a system problem at all.
Tell us
Write down which radiators are cold and where. If you can tell us that on the phone, we can usually tell you whether you are looking at a flush, a bleed or one stuck valve, and that conversation costs you nothing.
Worth knowing
What a flush will not fix
Worth saying plainly, because it saves people money. A power flush will not fix:
A radiator that is too small for the room it is in
A boiler that is undersized for the property
A system that was never balanced properly, where the radiators nearest the pump take all the flow and the far ones get what is left
A seized thermostatic valve
All four of those present as cold radiators, which is why a firm that diagnoses over the phone and books a flush is guessing. Balancing a system costs a fraction of flushing it and occasionally it is the entire answer.
The cause
What sludge actually is, and why it is not the same as scale
These two get muddled constantly in a town like Luton where the water is hard, and they are different problems on different sides of the system.
Scale
Calcium carbonate from the incoming mains, and it settles on the hot side: the plate heat exchanger in a combi, the coil in a cylinder, the kettle.
Affinity Water publish four zones with Luton in the name, from 288 mg/l in the Luton North zone up to 345 mg/l in the Stopsley zone, with three of the four above the 300 mg/l very hard threshold. That is a scale problem and the answer is scale protection on the mains.
Sludge
Black iron oxide, magnetite, generated inside the sealed heating circuit as steel radiators corrode from the inside. It is magnetic, it is heavy, and it collects in the bottom of radiators, in the boiler’s narrow passages and in the pump.
That is what a power flush removes. A scale reducer will do nothing for it, and a power flush will do nothing for scale.
On the day
What a power flush in Luton involves on the day
Protect
Floors and the route in get protected before anything is connected, because this is wet work and we do not make a mess of your house.
Connect
The flushing unit connects to the system, usually at the pump or across a radiator tail, and a magnet on the return catches what comes loose.
Heat and flush
Cleaner goes in and the system is brought up to temperature so the chemical works. Then each radiator is isolated and flushed in turn, in both directions, with the machine reversing flow to lift deposits that a single direction will not move. Stubborn panels get agitated.
Finish clean
The whole system is then flushed through with clean water until it runs clear, the cleaner is neutralised, and inhibitor is dosed to the correct concentration for the system volume.
Typically half a day to a full day, depending on how many radiators there are and how bad it is. A large house with fifteen panels and heavy sludge is a full day and we will book it as one rather than rushing it.
Real results
This is what comes out of a sludged system
Black magnetite, pulled out radiator by radiator and caught on the magnet. Flushed, filtered and inhibited, the system stays clean.

Old pipework
Microbore systems, and why they need care
A good deal of 1970s and 1980s housing was plumbed in microbore, with 8mm or 10mm pipes running to each radiator off a manifold. Microbore blocks far more readily than 15mm pipe because the bore is small enough for sludge to bridge it completely.
It also needs flushing more carefully. Driving high pressure through microbore that has thinned with age is how a flush turns into a leak, and a competent installer works at a velocity suited to the pipe rather than turning everything up to maximum. Microbore adds £75 + VAT (£90 including VAT) to the price of a flush. If your system is microbore, say so when you ring.
New boilers
A power flush before a new boiler is not an upsell
If you are having a new boiler fitted, the system it is going onto has to be clean. That is not us being thorough, it is a manufacturer warranty condition, and fitting a new appliance onto a system full of magnetite is a way to lose the guarantee on it.
So a new boiler quote from us includes cleaning the system to the standard the manufacturer requires, whether that is a chemical flush or a full power flush, plus a magnetic filter and inhibitor. If a quote you have had elsewhere is noticeably cheaper, that is one of the first places to look.
Protection
What we fit afterwards, and why it matters
A power flush cleans the system once. What stops it silting up again is a magnetic filter on the return, which catches magnetite continuously and gets emptied at each annual service, and inhibitor dosed to the right concentration and topped up when the system is drained.
Without those two, a flushed system starts filling with sludge again from the day it is refilled. With them, it stays clean. Inhibitor is included in every power flush price. A magnetic filter is not included: if your system does not have one, we will tell you and quote for it separately.
Prices
What a power flush costs in Luton
A power flush is priced by the number of radiators in the house, and you get the fixed price in writing before we start. Every price includes inhibitor but not a magnetic filter. Prices show the figure before VAT first, then the total including VAT.
| Radiators | Power flush price |
|---|---|
| Up to 5 radiators | £595 + VAT£714 including VAT |
| Each radiator after that | + £40 + VAT£48 including VAT |
| Example: 10 radiators | £795 + VAT£954 including VAT |
| Tanks in the loft (open vented) | + £50 + VAT£60 including VAT |
| Microbore pipework | + £75 + VAT£90 including VAT |
| Underfloor heating | + £80 + VAT£96 including VAT |
| Pre-dose visit | + £120 + VAT£144 including VAT |
| Magnetic filter, supplied and fitted | + £280 + VAT£336 including VAT |
Before we book a power flush we look at the system, because the honest answer is sometimes that a chemical flush and a filter will do the job for considerably less. If that is the case we will say so. We would rather do the smaller job properly than the bigger one unnecessarily.

Questions
Frequently asked questions
How do I know my system needs a power flush?
Radiators hot at the top and cold along the bottom is the strongest single sign, along with black water when you bleed one, a noisy boiler under load and repeated pump failures. Cold at the top is usually air instead, which is a bleed rather than a flush.
How much does a power flush cost in Luton?
It depends on how many radiators you have. Up to five radiators is £595 + VAT (£714 including VAT), and each radiator after that adds £40 + VAT (£48 including VAT). A system or regular boiler, microbore pipework and a pre-dose each add a set amount, all listed in the price table above. It includes fresh inhibitor. A magnetic filter is not included, and we will quote for one separately if your system needs it. You get a fixed price in writing before we start.
How long does a power flush take?
Half a day to a full day, depending on the number of radiators and how heavily sludged the system is.
Is a power flush the same as a chemical flush?
No. A chemical flush circulates cleaner and then drains and refills, and suits a mildly dirty system. A power flush drives water and cleaner through each circuit at high velocity with a magnet on the return, and is for a genuinely sludged one. It costs more because it is more work.
Can a power flush damage pipes or radiators?
Not when the system is assessed first. A power flush uses low pressure and high flow, not high pressure. The risk is on very old or badly corroded systems where a radiator or joint is already on the way out; the flush can show up a weak spot that would have failed anyway. We check the system before quoting and tell you if a chemical clean or a radiator swap is the better option.
Will a power flush fix my hard water problem?
No, and it is worth being clear about that. Sludge is iron oxide inside the heating circuit. Scale is calcium carbonate from the mains, and in Luton the Affinity zones run from 288 to 345 mg/l. Scale needs protection on the incoming mains, which is a different job.
Do I need one before a new boiler?
The system has to be clean to the manufacturer standard or the warranty on the new appliance is at risk. Sometimes that means a full power flush and sometimes a chemical flush and a filter is enough. We assess it rather than assuming.
How often should a central heating system be power flushed?
Most systems need it once every five to ten years, and always when a new boiler goes onto old pipework, because manufacturers require a clean system for the warranty. If the system has a magnetic filter and the inhibitor is kept topped up at each service, it stays clean far longer.
My system is microbore. Can it be flushed?
Yes, but carefully. Microbore blocks readily and thins with age, so it needs flushing at a velocity suited to the pipe. Tell us when you ring and we will plan for it.
