Power Flushing in Rickmansworth

How many radiators do you have?

Count every one, including towel rails.

What is the heating doing?

Tick all that apply. It does not change the price, it tells the engineer what to look for.

Do you have a combi boiler or tanks in the loft?

A combi boiler is a pressurised system. If you have tanks in the loft, it is most likely open vented, which takes longer to drain and refill.

How thick are the pipes going into your radiators?

Look at the pipes at both ends of a radiator. Microbore pipes are about as thick as a pencil and come off a coil, so they tend to bend and curve. They are common in some new builds and in older houses, block more easily and take longer to flush properly.

Do you have underfloor heating?

We flush the underfloor circuits through the manifold on the same visit.

Is a magnetic filter protecting your boiler?

A small canister on the pipe by the boiler. It catches the black iron sludge before it gets back into the boiler. A flush cleans the system once, the filter keeps it clean, and it is emptied at each boiler service.

Look under your boiler. A filter is a chunky pot on one of the pipes, about the size of a large mug, usually with a screw cap on top.

Want the best result? Add a pre-dose visit

An engineer adds a cleaning chemical a week or two before the flush. It works every time your heating runs and loosens the hardened sludge, so far more comes out on the day. Best for older systems or radiators that are stone cold.

Add a boiler service while we are there?

Your annual boiler safety check, done on the same visit so you do not need a second appointment. Normally £99 + VAT.

Where do we send your fixed price?

We hold this price for you and get in touch to book a date.

On the day

What we do on a Vantage power flush

  1. Thermal imaging as we go in

We check every radiator with a thermal imaging camera to find exactly where the sludge is sitting.

  2. Cleaning chemicals go in

A professional strength cleaner goes into the system to break the sludge down.

  3. Power flush machine

Our machine drives water through each radiator in turn, in both directions, at high flow.

  4. Agitators on every radiator

A vibrating agitator is worked across each panel to shake loose what the flow alone leaves behind.

  5. Magnet catches the sludge

A powerful magnet pulls the black sludge out of the water, so you can see what came out of your system.

  6. Clean, protect, prove it

Flushed until the water runs clear, inhibitor added to protect it, then every radiator is checked again with thermal imaging.

Prices are fixed for the job described. The engineer checks the system before starting. If a power flush is not the right fix, we tell you before any work is done. Vantage Plumbing and Heating Ltd, Stevenage. Gas Safe 956889.

POWER FLUSHING IN RICKMANSWORTH

Cold radiators have more than one cause

A power flush is the right answer to a heating system full of sludge, and the wrong one for most other heating faults. Before quoting, we find out which you have: the surface temperature of each radiator, the colour of the water from a drain point, and how the boiler behaves as the system warms.

That gives one of three outcomes, and they are priced very differently. We tell you which applies to your house, and if the answer is a valve rather than a flush, that is what we recommend.

Three ways to treat a heating system

Chemical clean

Cleaner is circulated with the heating on, then the system is drained and refilled. Right for a system that is dirty but still flowing.

Power flush

A pump drives water and cleaner through each radiator in turn at high flow, reversing direction, with a magnet catching the debris. Right for a system loaded with sludge.

Something smaller

A seized valve, a system out of balance or air in one panel. Fixed in an hour or two, with no flush at all.

Signs the system is carrying sludge

Radiators warm at the top and cold along the bottom edge

Some rooms never reach temperature while others overheat

Black water when a radiator is bled or drained

A boiler that kettles or bangs as it heats up

Pumps or valves failing more than once

A system that takes much longer to warm than it used to

Cold at the top is a different fault: air. That is a bleed and a pressure check. Telling the two apart before anyone quotes saves money.

From a top floor flat to a Moor Park house

Rickmansworth’s homes range widely in size, and a flush is priced by the number of radiators, so the size of the house sets both the time and the cost.

Large detached houses

In Moor Park and Eastbury, 74.2% of homes are detached, and the larger ones can have well over a dozen radiators on long pipe runs across two floors. Panels furthest from the pump tend to suffer first. Those jobs take a full day, every radiator is flushed both ways, and the system is balanced afterwards.

Flats and semis

Purpose built flats make up 35.6% of households in the Rickmansworth Town ward, and many have a handful of radiators on a compact system, often half a day. Some flats are electric only, with no wet system to flush. The semis of Mill End and Croxley Green sit between the two.

Scale is not sludge

This is the scale side of the house: calcium carbonate from the mains, settling in a combi’s hot water heat exchanger and the cylinder. Sludge is something else, black iron oxide formed inside the sealed heating circuit as radiators corrode. A flush removes sludge and does nothing for scale, and a scale reducer does nothing for sludge.

What happens on the day

1

Protect

Dust sheets and a drip tray down before any hose is connected, and the route through the house covered.

2

Connect

The machine joins the system at the pump or across a radiator, with a magnetic filter on the return to collect what comes loose.

3

Clean

Cleaner added and heated, then each radiator isolated and flushed in both directions. Stubborn panels are agitated while the flow runs.

4

Finish

Flushed with clean water until it runs clear, cleaner neutralised, inhibitor dosed for the system volume, and every radiator checked warm.

The van is outside your house for most of the day. On a controlled street such as the Rickmansworth West zone, which runs Monday to Saturday from 8.30am to 6.30pm, we arrange a bay in advance. On the Moor Park estate the van parks on your drive.

Microbore pipework

Some systems use 8 mm or 10 mm pipe from a manifold rather than 15 mm runs. Narrow pipe blocks more easily and can be thinner with age, so it is flushed at a flow suited to the pipe. If you know your system is microbore, mention it when you call.

Before a new boiler

A new boiler on a dirty system is a common way to lose its warranty, because makers require the circuit to be clean. Our boiler installation price includes cleaning the system to that standard, with a filter and inhibitor. If you are replacing the boiler anyway, the flush may already be covered.

Keeping it clean afterwards

A flush clears the system once. A magnetic filter on the return keeps catching iron oxide from then on, and is emptied at each annual service. Inhibitor at the right strength slows the corrosion that makes the sludge in the first place.

Inhibitor is included in every flush. A filter is not in the flush price, so if your system lacks one we quote it separately and explain why it is worth having.

Up to five radiators is £595 + VAT (£714 including VAT), and each radiator after that adds £40 + VAT (£48 including VAT). Inhibitor is included. A magnetic filter is not, and is quoted separately. You get the figure in writing before we start.

Frequently asked questions

With the heating fully warm, feel the panel. Cold along the bottom and hot at the top points to sludge lying in the radiator. Cold at the top points to air, which needs bleeding and a pressure check, not a flush. One radiator cold all over is usually a stuck valve.

Up to five radiators is £595 + VAT (£714 including VAT), and each radiator after that adds £40 + VAT (£48 including VAT). Inhibitor is included; a magnetic filter is not, and is quoted separately if the system needs one.

Half a day to a full day for most homes. A big detached house with many radiators and heavy sludge takes the full day, and we plan it as one rather than rush the last few panels.

No. Limescale comes from the mains, about 283 mg/l in Affinity Water’s 2025 report for this zone, and settles on the hot water side. Sludge is iron oxide inside the sealed heating circuit. A flush removes sludge; scale needs protection on the incoming main.

On a system assessed first, yes. The flush works on flow rather than high pressure. On an old or corroded system it can expose a radiator or joint that was already close to failing, so we look before we quote and suggest a gentler clean or a radiator swap where that suits better.

It must be clean to the standard the boiler maker requires, or the warranty is at risk. Sometimes that takes a full power flush, sometimes a chemical clean and a filter. Our boiler installation price includes cleaning the system.

Not in the flush price. If the system has no filter, we recommend one and quote it separately, because it is what keeps the circuit clean between services.
