One borough, three old Essex towns
Waltham Forest was formed on 1 April 1965 from the Essex boroughs of Leyton, Walthamstow and Chingford, and people here still give directions by the town. The three were built at different times. The council’s housing condition report ranks the borough sixth in London for homes built before 1919 and third for homes built before 1939, with the oldest stock in the south.
Head north towards Chingford and the houses get younger: interwar and post-war terraces and semis, the LCC cottage estate of 1,540 homes from 1934 to 1939, and Epping Forest along the edge. Each is a different job, so we look before we price.

What we find behind the front door
The 2021 census counted 102,900 households here: 40.4% in purpose-built flats, 35.2% in terraces, 17.4% in semis and 4% detached. On the ground that becomes four kinds of home.
Victorian yellow stock terraces
Walthamstow grew from 3,006 people in 1801 to 132,972 by 1931, mostly in long rows of two-storey, slate-roofed houses in yellow brick with bay windows. Solid walls, one soil stack, and a century of alterations under the floors.
Warner half houses
From the 1880s to 1914 the Warner company built terraces split into two flats, one on each floor, with gables and recessed porches. Two homes in one small building means two sets of pipework and, often, a lease.
Chingford and the Highams Estate
Interwar and post-war terraces and semis with high home ownership, and on the Highams Estate over 300 Warner houses of three to five bedrooms, mostly from the 1930s. More bathrooms, more hot water wanted at once.
Flats, post-war and brand new
Post-war schemes such as Priory Court, then 2,500 homes planned for Blackhorse Lane and 1,800 more approved at Uplands Business Park in 2023. Flats mean shared walls, managing agents and tighter limits outside.
Conservation areas and Article 4 streets
The council’s conservation areas run from Walthamstow Village, designated in 1967, to Chingford Station Road, added in January 2023. Article 4 directions remove some permitted development rights in several, including Walthamstow Village, Orford Road, Leytonstone and Chingford Green, and the Highams Area of Special Character has its own. A flue, soil pipe or outdoor unit on the street side there is checked against the rules before it reaches a quote.

Thames Water, hard to very hard
Every tap in the borough is on Thames Water, which says all the water in its region is hard. Third-party sites report most of the borough at around 270 mg/l and Chingford nearer 350, so every combi we fit here gets a scale reducer.

Are you a Walthamstow firm?
