Water, pressure and what that means for the bathroom you actually want

Anglian Water supplies Ampthill. The figure we work to is around 264 mg/l as calcium carbonate, which is classed as hard. What it does mean for a new bathroom is straightforward. Scale still forms, so specification matters. What a full bathroom renovation involves

A full bathroom with us is a strip out to the substrate, not a cosmetic refresh. Old suite out, tiles off, waste and supply pipework renewed where it needs renewing, floor checked and levelled, walls made good or boarded, then tiling, then second fix, then sealing and testing.

Realistically that is two to three weeks for a full bathroom, and we say so up front. Anyone quoting you five days for a complete refit is either leaving out the drying time on tanking and adhesives or is planning to skip something. Wet rooms take longer than a standard bathroom because the tanking has to cure properly before tiling, and the falls in the shower former have to be right first time.

Church Street. Georgian and earlier stock with the same constraints, and one extra practical problem. Bathrooms in these houses were nearly always inserted long after the building went up, often into a box room or over a rear range, which means the soil connection is frequently a long and creative run put in by somebody in the 1960s. When we take the old suite out we regularly find waste pipe with almost no fall, or a 32 mm run doing a 40 mm job. That is why a bath empties slowly and why a shower tray gurgles. Correcting it properly is part of the job rather than an extra.

Alameda Road. Mixed period housing near the Grade II registered Alameda, the tree lined walk laid out in the 1820s. In houses of this vintage the floor is the thing to look at before anything else. Old joists were not sized for a modern setup, and a large format porcelain tile on a deflecting floor will crack along a grout line within a year. We lift a board at survey, check joist depth and centres, and price for whatever the floor actually needs, whether that is noggins, an uncoupling membrane or an overlay board. Floor build up matters too. Levelling compound, board, adhesive and tile add height, and if nobody accounts for it the door will not clear the new floor.

Oxlet House and the town centre flats. The former Ampthill Brewery site was redeveloped in 2006 and 2007 into a Waitrose, a car park and apartments over shops. Bathrooms in flats have their own rules. Waste has to go where the building’s stack is, which limits how far a WC can move. Noise transfer to the flat below is a genuine issue, so acoustic matting under the floor and pipe wrapping matter. Access, parking and getting a skip or a bag anywhere near the door has to be planned rather than assumed.

The Church Street orchard site and The Limes. Modern infill housing near the centre. Usually plasterboard and studwork rather than solid walls, which makes rerouting easy, but fixings for wall hung basins and frames need proper noggins behind the board. A wall hung WC frame bolted through plasterboard alone will be loose inside two years.

Ampthill Gardens. A named estate on the south side of the town, alongside Ampthill Heights. We do not put an era on it here because the records do not give one, and the survey tells us what the floor and the pipework actually are. The most common ask is turning a small separate bathroom and WC into one usable family bathroom by taking out the dividing wall.
