First thing to know: where your stopcock is
Nobody looks for the stopcock until water is already on the floor, and by then it is dark, you are on your knees behind a washing machine, and the wheel has not been turned since the house was built.

In the mid to late twentieth century housing around Ivel Road and the streets near the old goods yard, it is usually in the kitchen under the sink, on the incoming main from the front of the property.
On the newer estates east of Ivel Road, including Lucas Gardens, it is normally in a utility cupboard or a purpose made service void, along with the manifolds if the house was plumbed in plastic push fit. That is much easier to find and much easier to isolate.
Outside, the external stop tap sits in a small chamber near the boundary, usually under a plastic or iron cover in the path or the verge. Anglian Water is responsible for the main and the communication pipe up to the boundary. The supply pipe from the boundary into your house is your responsibility. That distinction matters enormously when something starts leaking underground, and it is the reason a lot of homeowners get a nasty surprise.

Burst pipes and where they actually go in Shefford
Winter callouts follow a pattern, and after enough of them you know where to look before you have taken your coat off.
Loft runs. In the older stock with a cold water tank still in the loft, the runs to and from that tank are the classic failure point. Loft insulation has improved over the years, which is good for your heating bill and bad for the pipework, because the loft is now colder than it used to be. If the pipes were lagged in the seventies and nobody has touched them since, they are the first thing to freeze in a hard week.

The everyday work
Most of what we do is not dramatic. It is the list of small things that make a house work, and almost all of it is shaped by the water.
The published figure for the SG17 district is around 335 mg/l as calcium carbonate, which is classed very hard. It comes from a third party postcode service rather than from Anglian Water’s own tool, so treat it as the district figure rather than a reading off your own kitchen tap. Nothing we find in Shefford houses contradicts it.

Old pipework, and what we find in Shefford houses
The oldest housing in Shefford is genuinely old. Isolating a single flat in a building like that can take longer than the repair itself, which is exactly why we look for the isolation points before we start cutting.
The properties where the work changes character
Northbridge Street and Southbridge Street. These are the two river crossings, where the Flit and the Hit meet. Older properties, listed buildings among them including Bloomfield House and the White Hart, sitting low relative to the water. Any work involving floor voids or ground floor pipework here is worth doing carefully, because a damp void does not tell you whether the moisture is a leak or the ground.
The High Street frontages. Continuous building lines with very few gaps between them. There is often no side access at all, which means everything comes in through the front door, through somebody’s shop or living space. We plan the route in before we book the job, and we sheet it.
Lucas Gardens and the newer development east of Ivel Road. Plastic push fit throughout, manifold systems, and services running in prescribed routes. Fast to work on when you know what you are looking at, and the manifold means a single fixture can usually be isolated without shutting the house down. The common fault is push fit joints that were never fully seated at first fix and choose year three to let go.
