Pressure is the part we will not guess at. We have found no published flow or pressure data specific to the town, so rather than invent one, we test. A gauge and a bucket on the kitchen tap takes five minutes and tells us more than any assumption. That reading is what decides whether a thermostatic shower valve will behave, whether you need a pump, and whether an unvented cylinder is the right answer.

Underfloor heating mats under porcelain in the smaller rooms where a radiator eats the only usable wall, with a heated rail for towels.
For anything with a tiled shower floor rather than a tray, the tanking system and the tile adhesive have to be from the same manufacturer and the same warranty family. Mixing brands is where wet room failures start, and a wet room that leaks into the room below is not a snag, it is a rebuild.
Two to three weeks for a full bathroom is the honest answer, and anyone promising you five days is either leaving out the tiling or is not doing the first fix properly.
Week one is strip out, muck away, and first fix. That is where the surprises live: rotten floor around the old bath, a soil connection that was never bedded, a waste running uphill, joists cut about by somebody who should have known better. Week two is boarding, tanking, screed where needed, tiling and grouting, with drying time built in that cannot be rushed. Week three is second fix, sanitaryware, glass, sealing, snagging and a proper clean. Electrical work is carried out by qualified electricians and certificated as part of the job.
We work one bathroom at a time in a house rather than opening three rooms at once, and where a property has only one WC we plan the days when it is off so you are not caught out.
Fallowfield and Ivel Park. The 1990s estates, and the most common bathroom job in the town. The rooms are compact, the original suites are now thirty years old and the fashion is to lose the bath entirely for a larger shower enclosure. The technical point here is the soil stack. A lot of these houses have an internal stack boxed into the corner of the bathroom, which is a gift, because moving a WC a metre is straightforward when you are not chasing a new run through a wall. What we do check is floor construction, since chipboard flooring in this stock does not enjoy years of a slowly weeping shower tray, and we replace rather than tile over it.
The terraces around Ivel Road and the streets near the town centre. Victorian and Edwardian stock, and the bathroom is often a later addition in a rear outrigger with the soil pipe on an outside wall. Two things bite. First, floor build up: the joists are shallower than modern ones and the levels between the landing and the bathroom rarely match, so a level access wet room means either lowering the deck between joists, which needs assessing properly, or accepting a small threshold ramp. We will tell you which one your house can take rather than promising flush level access and then explaining afterwards why it did not happen. Second, waste falls. An external run that was fine for a bath can be marginal for a shower on a 90mm waste, and we re-lay it rather than fight it.
Beeston. The older properties around the green in this part of the parish are a different job again. Thick solid walls that will not take a standard concealed cistern frame without proper fixing back into masonry, no cavity to hide a pipe run in, and sometimes solid floors where the only sensible route for a waste is a boxed run or a macerator. Where a building is old enough to be listed, alterations can need consent from Central Bedfordshire Council, and we will say so at survey rather than discover it halfway through.
The 1970s London overspill housing between Sunderland Road and St Neots Road. Built fast, and the bathrooms show their age in the pipework rather than the layout. Copper went metric at the start of that decade, so this is 15mm rather than imperial, but what you do find is gate valves that will not shut and often no isolation on the bathroom at all, which turns a tap change into a whole house drain down. Part of what we do here is put the plumbing into a state where the next small job stays a small job.
Properties on the low ground near the River Ivel. Sandy has a designated flood warning area on the Ivel and there is an active warning zone for the river at the town. For a ground floor bathroom or a downstairs WC on that low ground, we think about where the waste connects and whether a non return valve is sensible, rather than pretending the risk is theoretical.
There is no such thing as a standard bathroom, so there is no standard price to print. What we do is price the scope in front of us.
The honest ranges: a straight replacement in a compact 1990s bathroom, same layout, mid range sanitaryware, standard porcelain, sits at the lower end. Move the WC, take the bath out for a larger enclosure, retile floor to ceiling and add underfloor heating and you are meaningfully higher. A full wet room with a tanked and bonded floor, a linear drain and an unvented cylinder upgrade to feed it is higher again, because it is more days and more materials.
The two things that move a bathroom price most are not the taps. They are floor works and pipework rerouting. We survey both before quoting so the number you get is the number you pay.
If the boiler is on the older side, doing it in the same period saves you disturbing new tiling later. We fit boilers and can run a power flush in the same week, which matters because a bathroom refit disturbs an old system and shifts sludge into radiators that were previously working. New towel rail, old sludged system, cold rail. It is a common and entirely avoidable phone call.
