Hard water decides half of what goes into a Potton bathroom

Anglian Water supplies Potton, and the water is hard. The published figure covers the SG19 district as a whole, shared with Sandy, and comes out at around 337 mg/l of calcium carbonate. There is no Potton only measurement, so we quote it as what it is: a district figure, and a very hard one.

In a bathroom that number turns into practical decisions.

Shower glass is the obvious one. Untreated glass in this water hazes within a couple of years however diligently you squeegee it. We specify glass with a factory applied coating and say upfront that it wants re-treating periodically. Anybody promising maintenance free glass in SG19 has not worked here.

Brassware is the less obvious one. Cheap chrome plated taps and cheap thermostatic cartridges scale up and stick. A furred thermostatic valve is what causes the hot surge when somebody flushes the toilet downstairs. We fit valves we can still get cartridges for in five years, and we will tell you when a dearer tap is worth it and when it is just a nicer box.

The third decision is whether to treat the incoming main. If a scale reducer is going in for a new boiler, the bathroom benefits too. If not, it is worth pricing while the floors are up and the pipework is exposed, because it will never be cheaper.

Pressure, pumps and unvented cylinders

The question we get asked most before a bathroom job is whether the shower will actually be any good. That depends on what is feeding it.

If the house still has a cold tank in the loft and a vented copper cylinder, the hot water is gravity fed and the pressure at the head comes from how far the tank sits above it. In a two storey house with a low loft, not far. A twin impeller pump is one answer. An unvented cylinder on the mains is the better one where the incoming supply can support it, and it is what we recommend when a household wants two showers running without one turning into a dribble.

On a combi the limit is flow rate rather than pressure, and it is fixed. A 30 kilowatt combi will fill one good shower, not two at once, and no shower fitting changes that. If the plan includes an en suite as well as a family bathroom, we would rather say so at survey than fit something that disappoints you every morning.

Either way we measure static pressure and flow rate at the property before specifying anything. Ten minutes, and it is the difference between a shower you enjoy and one you tolerate.

The properties where a Potton bathroom gets interesting

King Street and Brook End. The part of town rebuilt after the great fire of 1783, and the source of Potton’s Georgian streetscape. Thick solid walls, deep reveals, and floor structures never designed to carry a tiled floor and a full bath. We check joist depth, span and direction before anything is committed, and where a heavy freestanding bath or large format porcelain is wanted that can mean noggins or a decoupling layer rather than tiling straight onto boards. The other constraint is soil pipe routing: often one stack in an awkward position, so moving a WC any distance means solving the fall properly rather than reaching for a macerator.

Market Square and Sun Street. The oldest fabric in Potton, timber framed and in places late medieval or early Tudor, with 6 Market Square and 27 and 28 Market Square among the listed buildings, all within the conservation area. Work here is slower and the quote says so. Floors are rarely level, walls are rarely plumb or masonry, and you cannot chase a service run into a structural timber. We run services in stud zones and boxings, take fixings into sound timber rather than cutting into structural members, and where anything affects the external face of a listed building we expect to be talking to Central Bedfordshire Council. If a quote for a bathroom in one of these buildings looks identical to a quote for a house on Everton Road, one of the two is wrong.

If your house is timber frame. Potton has a genuine connection with the self build timber frame industry. Potton Timber Engineering started in the town in 1963, expanded into the old station yard for factory production and pioneered the Heritage self build kits. That is company heritage rather than a claim about the local housing stock, but timber frame houses turn up, and where one does the job changes in three ways. Fixings for a wall hung WC frame, a heavy basin unit or a shower rail must land on studs or a properly installed pattress, never on plasterboard alone. Any waste or supply penetration through the external wall has to be resealed to keep the vapour control layer intact, because a bathroom is the most humid room in the house and a breached vapour barrier in a timber frame wall is a rot problem waiting to happen. And tanking matters more, not less, because you are protecting a timber structure rather than blockwork.

Housing on the former LSA smallholdings. The country’s first Land Settlement Association estate was set up in Potton in March 1935 with thirty smallholdings, and that is an identifiable pocket of the town rather than a standard estate. We do not have a plan type or an alteration history for it, so we survey each one on its merits. What we do find in houses that have been extended and re plumbed over the years is shallow falls on waste runs, undersized pipework and floors built off a different level to the original house. All solvable, none of it visible until the tiles come off.

The Paddocks off Sutton Mill Road and Copsewood off Mill Lane. Newer housing, so the pipework is modern and predictable. The work is usually an upgrade rather than a rescue: a developer specification bathroom replaced with something better, a bath converted to a proper walk in shower, an en suite made usable. Worth checking whether there is any scale protection on the main before you spend money on a new thermostatic valve.

What a full bathroom refit involves and how long it takes

A full strip out and refit is typically two to three weeks.

Week one is destructive and dusty. Old suite out, tiles off, floor lifted where it needs to be, and everything we find dealt with then: rotten boards, historic leaks around the old bath, waste runs with no fall, dead pipework capped in a wall. First fix plumbing and the electrical first fix happen here, then boarding and tanking. Electrical work is carried out by qualified electricians and certificated as part of the job.

Week two is the build up. Tiling takes as long as it takes, and the setting out is where a bathroom is made or lost. Grouting, then second fix, sanitaryware, brassware and the shower.

Week three, where a job needs it, covers sealing, decoration, flooring, glass and the snagging walk round. Some jobs finish inside two weeks. Wet rooms, moving the soil stack and older buildings run to three. We work one bathroom at a time.

Wet rooms and level access showers

Wet rooms are popular and they are the job most commonly done badly. The fall has to be formed correctly, the tanking has to be continuous and lapped at every junction, and the build up has to be resolved against the doorway and the joists. In an older Potton house with a suspended timber floor, forming a level access tray means understanding what the floor structure is doing before anything gets cut.

Done right, a wet room lasts decades. Done badly it leaks into the ceiling below and nobody can tell you where from. We would rather talk you out of one than build it in a house where it does not work.

Potton Brook runs north to south through the parish and divides two quite different bits of ground. The west of the parish sits on the Greensand Ridge and on Potton Sands, and the east falls into the claylands. Alongside the brook the soils are loamy and sandy with naturally high groundwater. That matters the moment a bathroom job needs anything outside the house. A soakaway that works on the sandy side may be useless in clay, and near the brook the water table can be close enough to the surface to rule one out altogether.
