A modern split system is not just an air conditioner. Run in reverse it is an air to air heat pump, and it will heat a room in midwinter at a running cost that compares well with almost anything else you can plug in.
Some residential air to air heat pump installations qualify for 0% VAT as an energy saving material under HMRC VAT Notice 708/6, and that relief is due to run to 31 March 2027. It depends on the system, the property and how the work is carried out, so we confirm whether your job qualifies before we quote and show the VAT position clearly on the quotation.
Which Potton rooms actually need it
We get called to the same handful of rooms, and the reasons are structural rather than to do with the weather.
Loft conversions. A converted roof space has a large surface area exposed on all sides and often modest insulation depth between the rafters. It gets hot from mid morning and stays hot into the evening, and no amount of opening a Velux fixes it. It is comfortably our most common installation.
Modern glazed extensions. Full width bifolds facing south or west turn a kitchen into a greenhouse from May onwards. On the newer housing at Copsewood off Mill Lane and the recent plots along Everton Road, this is the room that gets the call.
Bedrooms in older solid walled houses. The Georgian houses around King Street and Brook End have thick masonry that behaves in a way most people find counter-intuitive. They are slow to warm up, which is welcome in a heatwave, but once the fabric has taken heat on board over four or five hot days it holds it, and the bedrooms stay uncomfortable well past midnight. A single wall unit in the main bedroom solves that.
Home offices. Whatever the room was before, it now has a person, two monitors and a door that stays shut. Small rooms with high internal gains need cooling more than large rooms do.
Planning, permitted development and the Potton conservation area
This is where a lot of quotes are quietly wrong, so we will be clear about it.
For most houses in Potton, the outdoor unit is permitted development under the current rules, provided it meets the conditions. It has to be sited so it has as little effect as possible on the appearance of the building and the amenity of the area, it cannot go on a wall or roof fronting a highway above the ground storey, it cannot go on a pitched roof, it has to stay inside the volume limit, and it has to meet the noise standard set out in MCS 020. It also has to come down when it is no longer used. If any one of those is not met, you need an application.
The exceptions matter here more than in most towns. Potton has a conservation area centred on the historic core, taking in the Market Square with its Clock House, Sun Street, and the Georgian rebuilding along King Street after the 1783 fire. Permitted development rights for external plant are restricted in conservation areas, and if the building is listed, and Potton has individually listed buildings including 6 Market Square and 27 and 28 Market Square, then listed building consent is a separate matter from planning entirely. Fixing a condenser and pipework to the external face of a listed building without consent is not something we will do.
What we do instead is survey, tell you whether the siting you want is likely to be acceptable, and where necessary look at alternatives: a unit at low level in a screened position, a rear elevation route, or a different system type. Central Bedfordshire Council is the planning authority, and that conversation happens before we order equipment, not after.
Timber frame houses and why they change the install
Potton is where British self build timber frame construction took root. Potton Timber Engineering was founded here in 1963, in a shed on the old Tom Kitchener foundry site, and later ran factory production out of the town’s disused railway station yard before the Heritage self build kits made the name nationally known.
If your house is timber frame, an air conditioning install is genuinely different work.
The outdoor unit cannot simply be bolted to what looks like a wall. A condenser is heavy and it vibrates, so the brackets have to land on structural timber or a properly designed pattress, or the unit goes on ground feet or a floor frame instead. We have seen condensers hung on plasterboard fixings by people who assumed brickwork behind the render.
The wall penetration is the second issue. A timber frame wall has a vapour control layer on the warm side and a breather membrane on the cold side, and both do a job. Punching a hole through and filling it with foam is not a repair. We sleeve the penetration, seal it back to the vapour control layer, and dress the outside so water sheds away from the opening rather than into the frame.
Internally, running pipework in service voids rather than notching structural studs is the third. All of it is routine when you know the construction. None of it is routine if you have only ever worked on masonry.
What we install
Single split systems. One indoor wall unit paired with one outdoor condenser. The right answer for a single loft room, a bedroom or an office, and the cleanest installation.
Multi-split systems. Several indoor units running from one outdoor condenser. Sensible where you want three or four rooms covered and you do not want three or four condensers on the outside of the house, which is often the deciding factor in the conservation area or on a plot where the elevations are visible.
Ducted and concealed units. Where the indoor unit sits above a ceiling or in a void and only the grilles are visible. More work, and it usually needs to be planned alongside a building project rather than retrofitted, but it is the discreet option when a wall unit is not acceptable in the room.

Heating with it, not just cooling
An air to air heat pump moves heat rather than generating it, so for every unit of electricity it draws it delivers several units of heat into the room. In shoulder season weather, October and April, running a split system in heating mode to take the chill off one room is often cheaper than firing the whole gas central heating system for the sake of a lounge.
It will not replace your boiler. What it does very well is heat the rooms that the central heating struggles with: a loft conversion at the top of the system with a single small radiator, a garden room, a converted garage, or the extension the original heating design never accounted for. That is a real argument for a split system in a Potton house, and it is the reason more of our installations now get used more in winter than in summer.
Condensate, siting and noise
Every indoor unit produces condensate and it has to go somewhere. Gravity to a suitable drain is always the first choice. Where the room layout will not allow a fall, we fit a pump and run the discharge to a proper drainage point rather than out through the wall to trickle down the brickwork. Anglian Water is the sewerage undertaker for this area, and condensate belongs in a foul drain rather than on a neighbour’s path.
Siting the outdoor unit is as much about noise and neighbours as it is about planning. We look at where the fan discharges, what is on the other side of the boundary fence, and whether the unit is under somebody’s bedroom window. Modern condensers are quiet, but quiet is not silent, and a badly placed unit is a permanent argument.
