Find your stopcock before you need it
The single most useful thing a Potton homeowner can do is spend two minutes locating the internal stopcock on a dry, calm afternoon. When there is water coming through a light fitting, that is not the moment to be emptying a cupboard.
Where it is depends entirely on when the house was built, and Potton has a wide spread.
In the older properties around the Market Square, Sun Street and the Georgian rebuild along King Street, the stopcock is usually low down near the original front of the house, often under a floorboard, behind a cupboard base, or in a cellar. It has frequently been buried by later kitchen fitting. In a good number of these the valve has not been turned since the last century and will not close cleanly. If yours will not turn, tell us. Replacing a seized stopcock is a short, cheap job that saves you a flooded house one day.
In mid twentieth century housing, including the Land Settlement Association smallholdings established here in 1935, the stopcock is more often under the kitchen sink or in a back porch, and the incoming main frequently runs a long way from the boundary through what used to be a plot rather than a garden.
In newer builds off Everton Road, Mill Lane and Sutton Mill Road, expect it under the sink or in a utility cupboard, with a lever ball valve rather than a screw down cock. Easy to operate, but worth checking it actually turns, because they do seize.
There is also an external stop tap in the pavement or verge, and that one belongs to Anglian Water. The pipe from that point into your house is yours. That distinction matters more than most people realise, and we come back to it below.
The jobs we get called out to most in Potton
Burst and split pipes. Concentrated in the coldest week of each winter and concentrated in the same places: loft runs above the insulation, pipework in unheated garages and outbuildings, and anything clipped to an external wall. Potton’s exposure works against you here. The town centre sits around 39 metres above sea level and the land rises towards Potton Wood at roughly 88 metres, and the properties on the higher, more open ground take the wind. Lagging in a loft is worth doing and is worth doing correctly, which means running the insulation under the pipes rather than over them, so household heat still reaches them.
Taps, valves and stopcocks. Dripping taps, seized isolation valves, ceramic cartridges worn out by hard water. Potton shares the SG19 district with Sandy, and the published figure for that district is around 337 mg/l as calcium carbonate, classed very hard. It is a district figure rather than a reading taken at your tap, but it explains a lot of what we replace. Most of these are half hour jobs. Where we push back is on replacing a mixer with something imported and unbranded, because in this water you will be back inside two years looking for a cartridge nobody sells.
Toilets and cisterns. A running overflow, a flush that needs holding down, a pan that rocks. In older Potton properties we regularly find a WC connected to a soil route with almost no fall, or a later addition where the pan was fitted around a floor level that has since moved. Radiators and thermostatic valves. Cold at the bottom means sludge, cold at the top means air, cold entirely means the valve or the circulation. We balance the system properly rather than just bleeding one radiator and leaving. If several radiators are cold at the bottom, we will talk to you honestly about whether a power flush is warranted or whether an inhibitor top up and a magnetic filter will do the job.
Outside taps, washing machines and dishwashers. Small jobs, done properly, with an isolating valve inside and a frost proof arrangement outside. An outside tap fitted without an internal isolator is a burst pipe waiting for a cold January.
Cylinders and mains pressure. Poor flow, no hot water, unvented cylinders needing their annual check and their expansion vessel recharged. Unvented cylinders are not a DIY item and they are not something an unregistered fitter should be touching.
Old pipework and what it means for your house
Potton’s building stock spans roughly six centuries, and the pipework under it spans about a hundred and fifty years.
In the oldest properties, the ones with timber frames on the south side of the Market Square and along Sun Street, and in the Georgian houses that went up after the great fire of 1783 took King Street and part of Brook End, we still find lead supply pipework in service. Usually it is the section from the boundary to the house that has never been replaced. That section is the homeowner’s responsibility, not Anglian Water’s. If you have lead, it is worth knowing, and replacing it is a manageable job that is usually far less disruptive than people expect.
We also still find galvanised iron on internal runs in mid century properties. It corrodes from the inside, so the bore closes up gradually and everybody blames low mains pressure when the actual problem is a pipe with the internal diameter of a pencil.
Then there is microbore, laid extensively in the 1970s and 1980s. Eight and ten millimetre pipe blocks with sludge far faster than a fifteen millimetre run, and in water as hard as ours it is worth knowing that is what you have before you start diagnosing a boiler.
The properties where plumbing gets awkward
Deepdale and the outlying parts of the parish. Longer service runs, older infrastructure, and access that is not always straightforward for a van. Worth mentioning when you book so we bring the right kit first time rather than making two trips.
The former station yard and the buildings around it. The Sandy and Potton line closed in 1968 and the old station building survives as a private house. Conversions and buildings that have changed use always throw up plumbing that was adapted rather than designed, and those are the houses where nobody knows where anything runs. We trace rather than guess.
Timber frame properties. The town has a genuine timber frame history. Potton Timber Engineering was founded here in 1963, later worked out of the old station yard, and pioneered the Heritage self build cottage kit range. In a timber frame house you do not chase into a wall and you do not fix into plasterboard. Pipe runs sit in service voids, and any penetration through the external envelope has to be resealed so the vapour control layer stays intact. It affects how we route a new outside tap, a washing machine feed or a relocated radiator.
Wrestlingworth, Cockayne Hatley and the villages east. Wrestlingworth has no mains gas and most properties there run on heating oil, so plumbing calls in those villages often come attached to an oil fired system.
