A bathroom in Stotfold has to survive Anglian Water’s supply, and that is a harder ask than most people assume when they are choosing tiles.
Stotfold is in Central Bedfordshire and Anglian Water is the supplier for both mains water and wastewater, despite the Hitchin postal address that comes with an SG5 postcode. The published hardness for the SG5 postcode district is roughly 374 mg/l as calcium carbonate. That comes from a third party postcode level lookup rather than a sample taken in Stotfold itself, so read it as a supply zone indication. It still tells you what you need to know: Anglian describes its whole region as very hard, averaging 321 ppm and ranging from 255 to 394 ppm, and SG5 sits toward the top of that.
That figure decides several specification choices before we ever open a brochure.
Frameless glass is beautiful for about four months in this water unless it is treated, squeegeed and specified with a proper coating. We will always say so before you spend the money.
Thermostatic shower valves with tight cartridge tolerances scale up and start hunting between hot and cold. We fit valves that can actually be serviced, and where the budget allows we put scale protection on the incoming main so the whole house benefits rather than just the shower.
Brassware finishes matter too. Certain textured and matt finishes look superb in a showroom and hold limescale marks permanently in water like this. We would rather have that conversation at design stage than at handover.
Before we price anything we test the incoming mains: static pressure and, more importantly, dynamic flow rate at a running tap. There is no published record of chronic low pressure problems in Stotfold, so we do not assume there is one, but we do not assume the opposite either. We measure.
What the reading determines is straightforward. Good mains flow means a combi or an unvented cylinder can feed a decent shower directly with no pump at all. Poor flow, or a house with an old vented cylinder and a loft tank feeding a first floor shower with barely a metre of head, means either a pump or a change of system. In older properties in the town core the limiting factor is often the incoming supply pipe itself rather than the fittings, and no amount of expensive brassware fixes a starved 15mm run.
Where a family bathroom, an en suite and a downstairs cloakroom might all be used at once, an unvented cylinder is usually the honest answer rather than pushing a combi past what it can deliver. Unvented work is notifiable and has to be installed by someone qualified to do it, which we are.
A full strip out and refit is typically two to three weeks. That is real working time, not a sales figure.
Week one is destruction and first fix: the old suite out, tiles off, walls made ready, waste and supply pipework re routed, the electrical first fix for lighting, extraction and a shaver point, carried out by qualified electricians and certificated as part of the job. Week two is boarding, tanking where a wet room or a walk in tray demands it, screeding or levelling, then tiling. Week three is second fix, sanitaryware, sealing, testing and snagging. Wet rooms take longer than a standard tray installation because the tanking and the falls are not something to hurry.

Stotfold splits sharply between very old and very new, and bathrooms expose that split more than any other trade.
The converted hospital apartments at Fairfield Park. Around 100 apartments inside the former Fairfield Hospital building, part of the early 2000s development of roughly 900 dwellings on the site. These are the most technically demanding bathrooms in the area. Soil stack positions were fixed during the conversion and moving a WC more than a short distance means either a macerator, which we avoid unless there is no alternative, or a significant floor build up to achieve a gravity fall. Floors in a converted institutional building are rarely a standard domestic joist layout, and there are usually structural and management company constraints on what can be cut. We survey these properly.
The rest of Fairfield Park. The houses are twenty odd years old now, which is precisely when original developer bathrooms start being replaced. Standard modern joist depths, sensible waste runs, and the work is usually straightforward. The recurring find is a shower tray bedded badly on handover that has been weeping into the floor void ever since.
Elm House, Arlesey Road. A recent apartment development where the heating comes from air source heat pumps running underfloor circuits. Bathrooms in low carbon new build need a different approach: you cannot casually lift a screed with underfloor heating pipework in it, towel rails need to be sized for a lower flow temperature rather than fitted like a traditional radiator, and hot water comes from a cylinder with a recovery time that shapes how many showers you can run back to back. Fitting a bathroom in one of these without understanding the heating system is how people end up with a warm room and a cold rail.
Randall Fields, off Arlesey Road. Recent Cala Homes stock, detached and semi detached. Sound construction, but these are the houses where owners most often want an en suite added or upgraded rather than a like for like replacement. That means a new soil connection into the existing stack, and it means checking whether the boiler or cylinder can actually feed another outlet before anyone starts knocking through.
The old core, Rook Tree Lane, Brook End, Queen Street and around Stotfold Common. Stotfold has 18 listed buildings, including Grade II entries at 45 Rook Tree Lane, Brook End, Coppice Mead Cottage, Huckleberry Cottage, 10 Queen Street and 38 Brook Street, plus the Grade II star Church of St Mary the Virgin. In cottages of this era the constraints are physical and legal at once. Joists are often shallow and irregularly spaced, so a heavy freestanding bath or a large format tiled floor needs the floor assessing before it is specified. Soil routing has to work with the building rather than through the front elevation. And where a property is listed, internal alterations can need listed building consent even though Stotfold has no designated conservation area of its own. Central Bedfordshire Council is the planning authority. Astwick next door has a conservation area, Stotfold does not, and getting that backwards is a good way to waste four weeks.
Access. The lanes in the old part of the town were not laid out for a skip and a tile delivery. We plan waste removal and deliveries around what will actually fit, and we agree it with you before day one rather than parking a problem outside your neighbour’s house.
Stotfold sits on the River Ivel, and the Domesday entry for the town recorded four mills on it in 1086. Stotfold Mill, the Grade II listed survivor, burned down in December 1992 and was restored and reopened in 2006.
The practical consequence for bathrooms is ground floor level. Properties in the lower ground near the river tend to sit on river terrace and alluvial deposits, with Gault Clay in the low ground and Lower Greensand on the higher ground across the wider area. Where a ground floor bathroom or a downstairs cloakroom is going into an older property near the Ivel, floor construction and damp history matter more than they would on a modern estate, and we check both before committing to a solid floor build up or an underfloor heating spec.
